Sustainability mortgage

Bank ClerŠvýcarsko10 tis.–1 mil. CHF

A fixed-rate mortgage with an interest discount for private energy-efficient properties, qualifying renovations and solar installations.

Tato příležitost je nyní dostupná v angličtině.

Borrow CHF 10,000–1,000,000 for 1–10 years at a fixed interest rate, with an annual discount of 0.25 percentage points. Holding securities worth at least CHF 50,000 in a Bank Cler custody account gives an additional 0.1 percentage-point annual discount.

You must repay the loan as well as pay interest. Direct repayment reduces the amount you owe each year. For an owner-occupied home, you may instead pay into a Bank Cler pillar-3 pension savings account: these payments build capital for later partial or full repayment and do not immediately reduce the mortgage debt.

If you terminate or refinance the mortgage early, you must repay the interest discount you have received. The discount ends at maturity, when you can switch to another mortgage model.

Eligibility

The offer is for individuals who privately own an energy-efficient property or plan a sustainable building project. Eligible property types include houses, owner-owned flats, holiday houses or flats, apartment buildings and mixed residential/commercial buildings. The online enquiry route requires residence in Switzerland.

Your project must meet one of these routes:

  • A new or renovated building with a Minergie, Minergie-P, Minergie-A or Minergie-ECO certificate issued in 2015 or later.
  • A building energy certificate (GEAK) in efficiency class A, B or C, prepared by a certified expert and no more than two years old.
  • Qualifying energy-saving renovation work, such as replacing heating or insulating the building envelope, evidenced by an invoice copy.
  • Solar hot-water equipment or photovoltaic panels generating electricity, evidenced by an invoice copy.

For an own-home purchase, the bank normally finances up to 80% of its property valuation or purchase price; you contribute at least 20% equity. A first mortgage covers two-thirds, and the second mortgage up to 80% must be repaid within 15 years and by age 65. The bank assesses affordability using 4.5% annual interest, repayment costs and 0.8% of the property value for maintenance and running costs. Its guidance is that these housing costs should be less than one-third of annual net income.
