Green mortgage
Borrow to buy or build a home or holiday home with energy label A or B, BREEAM-NOR certification or the Nordic Swan Ecolabel, with no establishment fee.
Tato příležitost je nyní dostupná v angličtině.
Sparebanken Øst lends up to 80% of the property’s value for a qualifying home, with repayment over up to 30 years.
The standard published indicative nominal interest rate is 5.48%. The bank assesses each application individually, including your ability to pay, security and risk. Its example for NOK 2.5 million over 25 years has an effective rate of 5.67%, costs of NOK 2,118,312 and total repayments of NOK 4,618,312. The effective rate includes fees. These new-loan prices apply from 30 September 2026; the tariff applies them to existing loans from 1 December 2026.
There is no establishment fee for the green mortgage. The standard tariff lists loan-document administration costs from NOK 1,500 and an instalment fee of NOK 75 for account debit without a notice, NOK 110 with a notice, or NOK 130 for giro notice or AvtaleGiro. It also lists NOK 300 for settling a loan, changes from NOK 750 and NOK 750 per partial disbursement.
Your loan documents include a repayment plan showing the interest and principal payable each month or instalment. Principal payments reduce the amount you owe; interest is the cost of borrowing.
Eligibility
Your home must meet at least one of these documented criteria:
- Energy label A or B. The bank explains that an existing label and downloadable certificate can be found through the energy-labelling service.
- BREEAM-NOR certification at Very Good, Excellent or Outstanding. This building assessment covers environmental qualities including energy, materials, water and indoor conditions. The bank accepts Very Good even though only Excellent and Outstanding have specific energy-efficiency requirements.
- The Nordic Swan Ecolabel (Svanemerket), which sets requirements for materials, energy efficiency, indoor conditions and building quality.
You and any co-borrower must become bank customers before applying online, and you need BankID. The bank accepts a parent, spouse, partner or cohabiting partner as a co-borrower. A co-borrower shares legal responsibility for repaying the loan; each borrower is responsible for the whole debt.
