Sustainability mortgage
A discounted mortgage for private and business borrowers renovating façades, insulation, roofs or windows to improve their building’s energy performance.
Denne finansieringsmulighed er i øjeblikket beskrevet på engelsk.
Borrow CHF 25,000–500,000 for qualifying energy renovations. GLKB reduces your individually calculated interest rate by 0.35 percentage points throughout the contract; you cannot combine this with other preferential terms. Choose a fixed mortgage for 2–10 years or a Rollover mortgage for 2–5 years. With Rollover, the interest rate is the bank’s margin plus a base rate calculated from daily SARON money-market rates over each three-month period. A negative base rate is treated as zero, and the rate for the period is communicated at quarter-end. The bank also contributes CHF 500 towards the energy certificate and advisory report when you take out the mortgage.
You repay the borrowed capital and pay interest quarterly at each quarter-end. Capital repayment can be direct, or through GLKB’s Sparen 3 account for an owner-occupied home. Ending the contract early incurs compensation; for private customers transferring ownership of their home, the compensation is a flat CHF 1,000.
Opening the mortgage is free. Private-customer credit-assessment fees are quoted on request. For business customers, assessment costs at least 0.15% of the credit amount, with a higher rate for greater complexity; VAT is added unless the financing is concluded within six months. The CHF 250 small-loan-position fee does not apply to this mortgage. Early settlement also carries a CHF 250 processing fee; transfer to another bank or closing the financing costs CHF 300, and contract changes cost CHF 250.
Eligibility
This entry covers the certificate-backed route for façade insulation, roof and window renovations, available to private and business customers.
- The entire property must be financed with Glarner Kantonalbank, and the mortgage must be used exclusively for the listed renovation or replacement works. At least 51% of the investment must go into sustainable measures recommended in the energy report.
- Provide a GEAK Plus building energy certificate and advisory report. A certified adviser assesses the building and sets out two or three renovation options. For industrial buildings where GEAK Plus cannot be produced, use an energy certificate under SIA 2031:2016 plus an advisory report.
- Provide a legally binding works order from one or more building contractors, based on a detailed quotation. The commissioned work must improve the building’s overall energy rating by at least two classes, or bring it to class B or better, as shown by the certificate.
