Attic insulation grant
A grant helps homeowners and landlords insulate an existing home’s attic. Standard amounts range from €1,100 to €2,000 by dwelling type, with higher rates for eligible first-time buyers and homeowners receiving qualifying welfare payments.

This Better Energy Homes grant supports attic insulation to reduce heat loss and home energy use. You can manage the work yourself or use a participating One Stop Shop, which manages the application and deducts the grant upfront from your bill.

The higher amounts replace the standard rate. First-time-buyer conditions are set out below; welfare support depends on receiving a payment that qualifies under SEAI’s rules. If SEAI finds that you do not qualify for the higher welfare or first-time-buyer rate, it adjusts the grant to the standard rate and notifies you. The grant cannot exceed the actual cost of the work.
A post-work Building Energy Rating (BER), the home’s energy rating, is required. The standard BER grant is €50 on your first grant application; the guide lists €280 for homeowners receiving qualifying welfare payments.
If you manage the work yourself, you claim after it is complete and you have paid the contractor or entered into a financing agreement with them. SEAI pays into your nominated bank account after approving the required documents. Breaching the grant conditions can lead to full repayment.
Eligibility
For the homeowner or landlord route described here, you must own a fixed, permanent home in the Republic of Ireland that was built and occupied on or before 31 December 2010. The home needs a Meter Point Reference Number (MPRN), the 11-digit number on its electricity bill. New builds, extensions and newly constructed parts of a home are excluded.
The property must not have received an attic insulation grant at that MPRN before. The measure must not already have been supported by another government or SEAI scheme.
For the higher first-time-buyer rate, you must have purchased your first home on or after 1 January 2025. It must meet the existing-home age requirement above. Declare your eligibility during the online application; SEAI may verify it through an audit. This first-time-buyer enhancement applies only to attic insulation.
Apartments qualify if they are on the top floor or their roof loses heat directly to the outside. An apartment with separate apartments directly above it is excluded. The contractor must insulate the whole ceiling or roof-space surface where physically and economically feasible.
Use a contractor registered with SEAI for attic insulation and active on its register both when you apply and when the work takes place. Have a written contract with your contractor before installation starts. Obtain the necessary consents and approvals. If a registered Better Energy Homes contractor carries out work on their own home, only materials qualify; their labour does not.

- Choose an SEAI-registered contractor and prepare the property’s MPRN, construction year, dwelling type and contractor name and registration number. Apply through the official grant page or send the application form by post. A One Stop Shop registered to participate in Better Energy Homes can apply and manage the upgrade for you. If two people apply together using the application form, both must sign its declaration.
- Obtain grant approval before purchasing products or starting installation. For your own application, approval comes from SEAI; for a One Stop Shop application, obtain approval from the One Stop Shop, with SEAI retaining the right to approve or reject the grant. For a direct application, accept the offer within 30 days of receiving it: select “Accept” online or sign and return the postal acceptance form. For a One Stop Shop application, sign and return its acceptance form by the deadline it gives you. Missing the applicable acceptance deadline means the offer lapses and you must reapply.
- Complete the work, obtain a post-work BER from a registered assessor, and return the signed paperwork within eight months from the date the grant offer was issued. The homeowner, contractor and BER assessor must sign the Declaration of Works. Submit it with the Request for Payment form by email to info@betterenergyhomes.ie or by post to the address in the application guide. A Tax Clearance Certificate is required if your grant payments exceed €10,000 in one calendar year.
If you or your contractor cannot complete the work within eight months, you can submit the documents after completion with a cover letter explaining the delay for SEAI to consider. This is discretionary consideration, not a guaranteed extension or payment.
If selected for inspection, provide access within 14 days of the request unless the inspector accepts exceptional circumstances. Allow required remedial work. Payment can be deferred if the scheme’s annual funding allocation is exhausted.
