S-Loan green projects
Loans for businesses investing in renewable energy, efficiency, cleaner production and climate resilience, with a rate reduction for completing the project on time.
Diese Finanzierungsmöglichkeit ist derzeit auf Englisch beschrieben.
S-Loan Progetti Green finances investments in processes, infrastructure, technologies, services and products that have a positive environmental impact. Its 11 lines cover renewable energy; energy efficiency; pollution prevention and waste recycling; sustainable agriculture, forestry, urban greening, fishing, aquaculture and livestock; biodiversity conservation; clean transport and infrastructure; industrial decarbonisation and sustainable non-biological alternative fuels; water and wastewater management; physical climate-risk reduction, including data and early warning systems; circular production and longer product life; and construction or renovation meeting recognised environmental standards such as LEED or BREEAM.
You can borrow up to 100% of the documented investment, excluding VAT. VAT can be included for businesses using Italy’s flat-rate tax regime. The loan and any public support together cannot exceed 100% of the documented expenditure.
The product-specific term is longer than 24 months and normally no more than 20 years. This includes an optional period, normally up to 18 months, when you pay interest without repaying the principal. Afterwards, instalments repay the borrowed money plus interest, monthly, quarterly or half-yearly. You can agree a fixed rate or a variable rate; a variable rate can increase your payments. Fixed-rate repayments can use constant instalments; variable-rate plans can repay equal amounts of principal or amounts set using the initial rate. Other plans require agreement with the bank.
The money can be paid in one amount or in stages against evidence of investment progress. During staged drawdown you pay only interest. This phase cannot exceed 36 months and forms part of the total loan term; the amounts already drawn move automatically into principal-and-interest repayment on the date agreed in the contract.
Confirming that you completed the project by the agreed date can reduce the fixed rate, or the bank’s added margin on a variable rate, by 0.10 percentage points, capped at 10% of that contractual rate or margin. The reduction is governed by an addendum, starts after you notify the bank, applies for the remaining term and does not cover earlier interest.
Costs are agreed in the contract. The published maximum standard application fee is 2.50% of the amount requested, with a €400 minimum; abandoning the application carries the same published standard fee. There is also a 0.50% charge on the difference between the amount in a preliminary contract and the amount actually drawn, and a further initial assessment fee of 2% of the financed amount for particularly complex operations, such as syndicated loans, acquisition financing or property transactions with particularly complex assessment or organisation.
You may repay early in full or in part, with contractual compensation that differs between fixed and variable rates. No compensation applies to an individual borrowing to buy or renovate premises used for their own economic or professional activity. Qualifying individuals and microenterprises can transfer the loan to another lender without even indirect fees; the new contract retains the old rights and guarantees. For fixed-rate loans above €15 million, no compensation is due when the remaining weighted-average loan life is under three months. This calculation weights each remaining repayment period by the proportion of the original principal still outstanding in that period.
Eligibility
- Applicants must be non-consumer customers—businesses or organisations borrowing for their activities rather than personal use—or microenterprises, in any sector, making environmentally sustainable investments. The bank assesses creditworthiness and may require property or personal security, restrictions or other safeguards.
- Investments may be planned, underway or completed. Normally they must have begun no more than 12 months before the application and must be completed within the following 36 months. The investment-plan description identifies the environmental purpose; failing to use the loan for that purpose can terminate the contract.
- A current account with the lending bank is required for payment of the loan, except for microenterprises. For this exception, a microenterprise carries out an economic activity, employs fewer than 10 people and has annual turnover or an annual balance-sheet total no greater than €2 million. It can receive the money at this bank, another bank or in cash; repayments must be debited from an account in the borrower’s name at this or another bank.
- If a mortgage secures the loan, the pledged property or assets must be insured throughout the term against fire, explosion and lightning for their full rebuilding cost. The policy must be assigned to the bank and deposited with it.
- Companies subject to the Corporate Sustainability Reporting Directive that request finance for EU-taxonomy activities undergo a specific assessment of whether the investment meets the environmental criteria. These criteria test substantial contribution to an environmental objective and no significant harm to the others. The bank provides the ESGo assessment platform free of charge.
- Nonprofits and third-sector bodies must complete the RIM social-impact questionnaire before signing and receiving the loan for new operations above €50,000, or debt restructuring of €50,000 or more. Completing it does not replace the bank’s credit assessment.
