Green mortgage for rental properties

Buy or remortgage an energy-efficient rental property with a discounted two- or five-year fixed mortgage rate.

Αυτή η ευκαιρία είναι προς το παρόν διαθέσιμη στα Αγγλικά.

This mortgage is for landlords buying or refinancing a property to rent out. The property must have a valid Energy Performance Certificate (EPC) rating of A or B. The certificate rates the building’s energy efficiency; check the property’s rating in the EPC register linked from the green mortgage page.

You can borrow up to 75% of the property’s value, or 65% for a new-build house or flat. This is the loan-to-value limit: the remaining share must be covered by your deposit or existing equity. The discount applies only to selected products marked ‘Green Mortgage’. Product fees apply, early repayment charges may apply, and NatWest can change or withdraw the offer.

NatWest offers monthly repayment of both the loan and interest, or interest-only payments with the entire outstanding loan due at the end of the term. The property may be repossessed if you do not keep up repayments.

Eligibility

For NatWest’s direct online application route:

  • You must be at least 18, live in the UK and have the permanent right to reside there.
  • You must have fewer than four mortgaged rental properties, including any with permission to let under an existing mortgage and the property being purchased or remortgaged. Your own residential mortgages do not count.
  • The property must be in the UK, worth at least £50,000 and have a valid EPC rating of A or B.
  • Your expected rent must be at least 125% of the monthly mortgage interest payments: for example, £1,000 of monthly interest requires at least £1,250 of expected monthly rent.
  • You must borrow at least £25,000 for a term of 3–35 years. Your total borrowing across NatWest group brands must remain strictly below £3.5 million.
  • NatWest excludes multiple tenancies, such as a house or flat where individual tenants occupy bedrooms and share a bathroom or kitchen. It also excludes bedsits and houses in multiple occupation (HMOs). In England, HMOs include homes with at least three tenants from more than one household who share a toilet, bathroom or kitchen.
  • Lettings to a ‘Related Person’, including immediate family members, are excluded. You cannot live in the property yourself.
  • Properties covered by a selective licensing scheme are excluded from this direct route. In England, this means a local council requires landlords to license privately rented homes in a designated area. Holiday homes and holiday lets are also excluded.

Landlords with four or more mortgaged rental properties, or those who want to apply through a mortgage professional, can use a mortgage broker for NatWest Buy to Let mortgages.

  • Available only on selected products marked Green Mortgage; NatWest can change or withdraw the offer.[^c2]

Start on NatWest’s Buy to Let mortgage page and get an Agreement in Principle, an indication of how much the bank may lend rather than a final mortgage offer. Use it to compare the available rates and select a qualifying green mortgage, then complete the online application.

NatWest holds your selected rate for 14 days after you complete the application form while you upload the requested supporting documents. Upload those documents and complete every task on your mortgage dashboard to submit the application. NatWest then completes affordability and credit checks before finalising its offer.
