Green fixed mortgage rates

AIB Mortgage Bank, AIBΙρλανδία

Fixed-rate mortgages for buying, building or renovating an energy-efficient home in the Republic of Ireland, including qualifying existing borrowers.

Αυτή η ευκαιρία είναι προς το παρόν διαθέσιμη στα Αγγλικά.

AIB Mortgage Bank lends the money and AIB arranges and services the mortgage. You repay the loan with interest, secured against your home. The Green rates fix the interest rate for two or five years; GreenA fixes it for three years and requires a higher energy rating. These rates are for your own home, rather than a buy-to-let property.

Rates vary with the loan-to-value ratio: the amount borrowed compared with the home’s value.

The fixed period is shorter than the full mortgage. When it ends, you can choose another fixed or variable rate if offered. If you make no choice, a variable rate applies under the mortgage terms, so repayments can change.

Eligibility

  • Your home must be in the Republic of Ireland and be one you intend to live in. New borrowers must be over 18 and satisfy income, financial-status and repayment-capacity checks, including the ability to repay at higher interest rates. Repayments are typically assessed against around 35% of disposable income, depending on your circumstances.
  • A Building Energy Rating (BER) certificate shows the home's energy rating. For Green two- and five-year rates, a valid certificate on the older scale must show A1, A2, A3, B1, B2 or B3. If its “validity” date is after 24 May 2026, it must show A0, A or B. GreenA requires A1, A2 or A3 on the older scale, or A0 or A on the newer scale. BER certificates are valid for ten years.
  • For a self-build, provide AIB Building Certificates showing compliance with nearly Zero Energy Building (nZEB) standards. AIB describes these as requiring at least A2 for new homes on the older scale, or A0 or A on the newer scale.
  • Renovations without planning permission can qualify for the two- or five-year Green rate if the home already meets its BER requirement. If the work will bring it to at least B3 on the older scale, or B on the newer scale, submit the certificate after completion to change the mortgage to that rate. Renovations requiring planning permission need Building Certificates confirming nZEB compliance; AIB describes the renovation standard as at least B2 on the older scale, or A0, A or B on the newer scale. For GreenA renovations, the home must meet the A-rating requirement before work, or reach it after work and supply the new certificate before changing to GreenA.
  • For a purchase, the general maximum loan is 90% of the purchase price, so you need funds for at least the remaining 10%, plus costs. All one-bedroom homes have an 80% maximum, as do studio apartments valued at €275,000 or more, requiring at least 20%. Studios below €275,000 are excluded. Drawdown is based on the purchase price or valuation, whichever is lower. Approval still depends on your assessed capacity to repay. The remaining mortgage term must cover the fixed period you choose.
  • You must insure the property at your own cost. Mortgage protection insurance is required for a principal residence unless a Consumer Credit Act 1995 exemption applies; it is designed to repay the mortgage if you or a co-borrower die.
  • Leaving a fixed rate early can incur a charge, including when changing to a Green rate. Standard fixed mortgages allow up to €5,000 extra repayment per calendar year without an early-repayment charge. Pay December overpayments before 15 December to ensure they count in that year; later payments may count in the following year. Paying more or repaying the mortgage in full may incur a charge.
  • Mortgages transferred from Ulster Bank have a separate charge-free annual overpayment allowance of 10% of the balance on 1 January. That allowance ends if you close the mortgage and sign a new AIB loan offer. AIB also compares its early-repayment calculation with the former Ulster Bank method and uses the lower charge. If you switch from an Ulster Bank rate to an AIB rate, you cannot return to your former Ulster Bank rate or discount, including a staff preferential rate.

How to apply

Όροι του κύκλου αιτήσεων
  • Subject to mortgage approval and the applicable certificate requirements.

For a new mortgage or a switch from another lender, apply through the Green mortgage page and select the Green rate online, or tell an AIB mortgage advisor which rate you want. The advisor confirms the certificates needed before you take out the loan. AIB assesses the application and the rate forms part of your contract if you qualify.

For an existing AIB mortgage, complete your details and section 2 of the Mortgage Amendment Form. All borrowers must sign. Return it with the BER certificate, or the AIB Building Certificate for works requiring planning permission, to homemortgages@aib.ie or the postal address on the form.

An existing borrower changing the loan-to-value band may need a paid valuation from AIB's panel, no more than six months old. A report is not needed for your first LTV rate if it uses the original mortgage band, for the same previously applied band, or for a band above 80%; staged building or renovation payments do not each require a new report. Loan-to-value means the loan amount compared with the home's value.

A purchase valuation costs €150, with a €65 revaluation if it is more than four months old before drawdown or final stage payment. Budget separately for your own advisers' fees and applicable stamp duty.
