Mijn EPC-labelpremie

Flemish GovernmentΦλάνδραμη διαθέσιμο

Grant for improving the energy label of a home in Flanders, now available only to applicants with a valid Fluvius activation from before 2025.

Αυτή η ευκαιρία είναι προς το παρόν διαθέσιμη στα Αγγλικά.

Mijn EPC-labelpremie rewards a whole-home energy improvement shown by energy performance certificates (EPCs) before and after renovation. Houses, including collective residential buildings with shared facilities, must improve from label E or F to at least C. Individual apartments must improve from D, E or F to at least B.

The grant depends on the final label, the building type after renovation, your applicant group and household income, and whether the new EPC confirms sufficient ventilation. For an owner-occupier in the lowest income category, or an owner letting through a Flemish social housing company (woonmaatschappij), a house reaching A receives €6,000, rising to €7,000 with qualifying ventilation; an apartment reaching A receives €4,500 or €5,250 respectively. Major energy renovations assessed through an EPC for construction qualify for the grant but cannot receive the ventilation increase.

You can improve the label in stages within the permitted renovation period. Earlier label-grant payments are deducted from the amount for the better label; the same improvement cannot be paid twice. New owners can continue a previous owner's trajectory. Applications now use the conditions and amounts introduced in 2025.

You can combine this grant with Mijn VerbouwPremie, but must apply separately and meet each scheme's conditions.

Eligibility

  • Since 1 July 2026, you must have an approved, still-valid EPC-label grant activation with Fluvius made by 31 December 2024. The general route closed on 30 June 2026.
  • Owners can be individuals or companies. Owner-occupiers must own the home and have it registered as their main residence in the Flemish Region on the application date to receive income-based amounts. Eligible rights include full or bare ownership, usufruct, a notarised right of use or residence, long lease, building rights and co-ownership. Bare owners receive the other-owner amount.
  • Owners letting through a Flemish social housing company (woonmaatschappij) receive the highest amount regardless of income, with a signed, current lease of at least nine years. These social housing companies cannot claim for social homes in their own stock. Other owners, private landlords and non-owner investors with a pre-2025 Fluvius activation receive the amount for the highest income category.
  • Owner-occupier income categories depend on household income and composition on the application date. In 2026, a single person without dependants falls in the lowest income category at income up to €43,240; the middle bracket is above €43,240 and up to €55,020. For a single person with one dependant or a cohabiting household, the corresponding thresholds are €60,520 and €78,610, increased by €4,420 for each additional dependant.
  • The home must be residential both before and after renovation, with the whole original building included in the start EPC. Demolition and rebuilding, conversion from non-residential use, and apartment blocks as a whole are excluded. Individual apartments qualify. Splitting or merging residential units is allowed; the resulting units and their qualifying EPCs determine the number of grants.
  • Obtain the post-renovation EPC within five years of the start EPC and submit the claim within five years and six months of the start EPC. The remaining cohort's start EPC must date from 2019–2024. For start EPCs issued in 2019 or 2020, the clock began on 1 January 2021, so their ordinary claim deadline has already passed. The post-renovation EPC must date from 2 January 2024 onward.
  • You cannot claim while the same home's five-year Totaalrenovatiebonus/BENO-pass trajectory is running. This is the earlier bonus scheme for several energy-saving improvements. Applying for a grant for an investment with a final invoice dated 2017–2020 automatically put the home into that scheme; you did not have to apply for the bonus itself. After it ends, a new start EPC and further qualifying renovation can support a trajectory, subject to the remaining cohort rules. A new owner from 1 January 2021 could start a trajectory even when the previous owner's BENO-pass was still running; that previous trajectory closes for the new owner.

  • Only approved, still-valid Fluvius activations made by 31 December 2024; no new entrants.
  • Post-renovation EPC within five years of the start EPC; claim within five years and six months of the start EPC.

Check Mijn Fluvius for your approved, valid activation and its LAA dossier number. Complete the renovation and obtain the qualifying new EPC within your five-year period. Submit the payment request through the Flemish Government's Mijn VerbouwLoket within five years and six months of the start EPC.

Use the ten-digit LAA number beginning with 41, available under “premies” in Mijn Fluvius. Enter the building's electricity EAN code. The portal retrieves the EPCs; if it cannot retrieve valid records, enter the certificate details and upload every page. Upload the lease with the social housing company if claiming through that route. Review the completed application and click “indienen” to submit: saving a draft does not submit it, and a submitted application cannot be reopened to add documents or change its substantive details.
