Green home loan

SEB LithuaniaΛιθουανία

A mortgage for individuals buying or building an energy-efficient home in Lithuania, with a lower interest rate than the regular home loan and no contract fee.

Αυτή η ευκαιρία είναι προς το παρόν διαθέσιμη στα Αγγλικά.

SEB lends money towards purchasing or constructing a qualifying energy-efficient home. You repay the loan with interest, and the property secures the borrowing. The bank sets your interest rate individually; its green offer advertises a lower rate than the regular home loan and a zero contract fee.

For a primary home, SEB can lend up to 85% of the lower of the purchase price and market value, for up to 30 years. For a home that is not your primary residence, including a homestead or summer house, the limits are up to 60% and 25 years. The bank assesses what your household can repay.

Eligibility

  • You must be an adult Lithuanian national or hold a permit of permanent residence in Lithuania, and have regular income. Monthly repayments to credit institutions should total no more than 50% of your monthly net income. At least 15% of the project budget must come from your own money, rather than another loan.
  • For buildings constructed before 2021, the property can qualify with energy class A++. Alternatively, it can have class A+, A or B if its annual primary energy consumption is no more than 145 kWh per square metre for a private house, or 190 kWh per square metre for a flat in an apartment building. The building’s energy performance certificate provides its energy-consumption information.
  • For buildings constructed from 2021, the property must have energy class A++ and primary energy demand (PED) 10% below the threshold for nearly-zero-energy buildings. This is a test of the building’s energy demand against that standard, in addition to its energy class.
  • The mortgaged property must be in Lithuania. Its value must be assessed by a property valuer, and it must remain insured in the bank’s favour throughout the loan. If you fail to meet your repayment obligations, you risk losing the mortgaged property.
