Better Future home loan top-ups

Bank of New ZealandΝέα Ζηλανδίαέως 80 χιλ. NZD

Borrow against a BNZ home loan for home energy upgrades or eligible electric and hybrid transport, with a 1% annual fixed rate for the first three years.

Αυτή η ευκαιρία είναι προς το παρόν διαθέσιμη στα Αγγλικά.

The loan can fund solar panels, batteries and inverters, including planning and installation; fixed or ducted heat pumps; heat-pump or solar water heaters; ceiling, wall or underfloor insulation; double, secondary or triple glazing; and positive or balanced pressure ventilation. Home rainwater tanks and related pumps, connections and filters also qualify.

Transport options include new or used electric, plug-in hybrid or hybrid vehicles, portable or wall-mounted EV chargers, and new or used electric bikes.

You can take out more than one top-up, but the total borrowed at the special 1% annual rate is capped at NZ$80,000 over your lifetime. The rate lasts three years for each top-up. Afterwards you can fix the loan at a new rate, or BNZ’s floating home loan rate applies.

Eligibility

  • You must have a BNZ Standard home loan, or apply for one alongside the top-up, and meet BNZ’s lending criteria. You need at least 20% equity in the property used as security: the part of its value not covered by borrowing. BNZ assesses the loan amount against the property value.
  • Some investor lending is excluded from the special rate. Residential investors generally need a 30% deposit unless an exemption applies. These restrictions also affect top-ups and owner-occupied lending with investment property in the lending mix; BNZ describes possible exemptions for refinancing and construction. The product’s own construction restriction still applies.
  • The top-up cannot be used for business purposes, restructuring existing lending, or any part of an upgrade already paid for when BNZ pays out the top-up. BNZ customers with Housing Under Construction lending qualify only once the full amount of those loans has been paid out (fully drawn).
  • If you have an equivalent healthy-home top-up with another New Zealand bank, BNZ may allow it to be refinanced into this product. Contact BNZ for that route’s eligibility and special-rate terms.
  • No cashback is available. Some packaged offers may not receive this rate. New customers may pay an establishment fee up to NZ$150; existing customers may pay a top-up fee up to NZ$100. Early repayment charges may apply, and the offer, rate and fees can change.
  • Non-resident purchasers must complete a Residential Land Statement confirming their eligibility to buy residential property in New Zealand. Non-compliance can lead to penalties and withdrawal of lending approval.

How to apply

Όροι του κύκλου αιτήσεων
  • Existing BNZ customers apply in Internet Banking or the BNZ app; new customers can apply for a BNZ home loan and top-up together.[^c7][^c8]

Provide proof that the loan covers the upgrade cost, including any applicable deposit. BNZ must be satisfied with that proof before approving the loan, and quotes must still be valid when submitted.

For solar panels or solar batteries, provide a quote. BNZ recommends consulting a licensed electrician and installer before making decisions or doing installation work. For an electric, plug-in hybrid or hybrid vehicle, provide a purchase agreement from a registered motor vehicle trader. For an e-bike, provide a quote from a business that normally sells e-bikes. For every other upgrade, provide a supply-and-installation quote from a qualified business that normally supplies and installs that solution, plus an installation date.

Existing BNZ home-loan customers can apply in Internet Banking: select Apply now, then Apply for a home loan top-up. In the BNZ app, open the menu, select Apply now, then Loans and Apply for a home loan top-up.

New customers can apply for the BNZ home loan and top-up together. Request a callback on BNZ’s home-loan application page, or call 0800 275 269 to discuss the application.
