Green home improvement loan
Borrow up to €35,000 through your Argenta mortgage for future home energy improvements, such as insulation, a heat pump or solar panels.
The green loan is an additional part of your mortgage. Its lower interest rate applies only during the first fixed-rate period; the rate offered for the next period can be lower, higher or unchanged.
You repay the loan monthly, with interest. An annuity loan has a constant gross monthly payment during a fixed-rate period made up of interest and repayment. A linear loan repays the same amount of principal each month, with interest on the remaining debt. Both repayment options are available, with or without Nationale Hypotheek Garantie (NHG), the Dutch mortgage guarantee.
You can transfer the green component when moving home only if you carry out energy-saving measures in the new home.
The mortgage terms allow extra repayment of 15% of the original borrowed amount each calendar year without compensation. Above this, compensation may apply. Exceptions include the end of a fixed-rate period, variable-rate borrowing, sale of the home, market rates above your rate, severe loss of home value, proceeds from your former home within 12 months of sale, and repayment from demonstrable own funds such as an inheritance or gift. Repayment is also free within 12 months after the death of a partner who was both a co-owner and co-borrower. Ask Argenta for the definitive calculation before exceeding the allowance.
Eligibility
- You must have an Argenta mortgage. Borrowers are natural persons. Your income, home value, debts and other regular expenses affect how much you can borrow.
- Eligible measures are wall, roof, floor or pipe insulation; energy-efficient ventilation together with other energy-saving measures; HR++ or triple glazing; energy-efficient doors, frames and equivalent structural parts together with HR++ glazing; a heat pump; shower heat recovery; and solar cells.
- You cannot finance work already completed or refinance improvements paid for with your own money. Invoices must be dated after the application date and after the green loan has started.
- If you live in an apartment, Argenta advises first checking what your owners’ association (VVE) is doing.
- The mortgage terms allow Argenta to demand repayment if you let the home without its permission, do not live in it, or move outside the Netherlands.
- If your mortgage uses a construction account (bouwdepot), Argenta pays renovation invoices from it after you submit the original or a copy. You must cooperate with progress checks and valuations. Funds must cover the work stated in your application; misuse can lead to immediate repayment. The account ends after 24 months; Argenta need not approve an extension. Any remaining balance is used to repay the mortgage. If the mortgage requires an own contribution, spend that money before drawing from the account.
How to apply
- Status
- Open continuously
- Round restrictions
- Apply through an independent mortgage adviser.[^c8]
Discuss your planned improvements with an independent mortgage adviser using Argenta’s adviser finder. The cost of an initial discussion and a personal advice report varies by adviser. Additional costs may include a notary and home valuation.
Apply before the work has been carried out and arrange invoices only after the application date and the start of the green loan. For spending through a construction account, submit the invoices to Argenta.
