Green mortgage
A mortgage with green pricing for people who own or are buying a home with energy rating A or B.
Romerike Sparebank lends money for an energy-efficient home, which you repay with interest. The green mortgage tariff applies to borrowing within 75% of the home’s value.
Published annual nominal rates start at 6.00% for NOK 0–2 million, 5.85% for NOK 2–4 million and 5.70% for amounts above NOK 4 million. The bank’s NOK 2 million example uses the middle tier: 5.85% nominal and 6.09% effective interest over 25 years, with NOK 1,836,981 in costs and NOK 3,836,981 repaid in total. This is a price illustration.
Establishment costs start at NOK 3,500, or NOK 5,000 where someone provides additional property as security (realkausjon). Monthly term fees start at NOK 70. Registration of property or a housing-cooperative security interest costs NOK 575. The processing fee for changing a loan is NOK 500. The tariff lists NOK 250 each for a remaining-debt statement and for paying off a loan at another bank.
Monthly repayments include interest and instalments that reduce the money you owe. With a serial loan the principal instalment stays the same and interest falls as the balance decreases; with an annuity loan the monthly payment has a larger interest share initially and a larger principal share later.
