XME Mutuo – Green offer

Intesa SanpaoloItalyclosed

A mortgage with green pricing for consumers buying an energy-efficient home in Italy or transferring an existing home mortgage.

You can finance a first or second home, including a prefabricated ecological home, or transfer a residential mortgage from another bank through surroga. Intesa Sanpaolo lends against a mortgage on the property; you repay the capital and interest. For a transfer, the loan equals the amount needed to settle the original mortgage. Fixed, variable and capped-variable rates are available; the cap limits the interest rate. Payments are monthly; variable-rate payments can change.

Loans range from €30,000 for purchases or €50,000 for transfers up to €500,000. The ordinary financing limit is 80% of property value. Purchases can reach 100% and transfers 95%, subject to the additional borrower conditions below. The minimum term is six years, excluding initial technical interest accrual and any optional interest-only period. The maximum is 40 years including an interest-only period, plus initial technical interest accrual; exercising repayment deferral/change options can extend it by up to 18 months.

For applications signed by the first applicant by 31 October 2026, the green discount reduces the standard fixed nominal annual rate by 0.53 percentage points for 6–16 years, 0.46 points for 17–31 years and 0.66 points for 32–40 years where borrowing is at most 80% of property value. Above 80%, the reduction is 0.73 points for 6–16 years and 0.66 points for 17–40 years. The spread is the bank’s margin added to the reference interest rate. Variable-rate spreads fall by 0.50 points; capped-variable spreads and caps also fall by 0.50 points. These are reductions, not the final interest rate. They apply to standard pricing prevailing when the mortgage contract is signed; changes to the requested loan can change the offer.

For purchase loans, green application fees are €50 when borrowing is 70.01–80% of property value and €350 above 80% up to 100%. Property valuation, tax, payment collection and insurance costs can also apply. For purchases, the bank-selected appraisal is payable jointly by borrowers even if the mortgage is not issued. Transfers are exempt from application and valuation fees and substitute tax. You can repay all or part early without notice, a penalty or an additional charge.

An optional interest-only period lasts 1–10 whole years. Your debt does not reduce during it, and payments increase when capital repayments begin. If this period exceeds two years, capital repayment must start before the oldest borrower turns 51. You can start capital repayment early if no instalments are unpaid; the overall term then shortens by the unused interest-only months.

Eligibility

  • You must be a consumer aged over 18 at contract signature and no more than 80 at the scheduled end. Using all permitted repayment deferral/change periods can extend the age limit by 18 months. The bank assesses creditworthiness and can require extra guarantees. The property must be residential and in Italy, with a first-ranking mortgage and insurance against fire, explosion and lightning. You do not need an account with Intesa Sanpaolo.
  • Provide an Attestato di Prestazione Energetica (APE), the certificate recording the property's energy class and primary energy demand (PED, energy use per square metre per year). The bank checks it during assessment before approving the mortgage. For a transfer, the bank pays for certification during valuation if you do not have an APE.
  • For buildings constructed before 31 December 2020, the APE must show class A or higher, or PED among the most efficient 15% of buildings in the relevant local climate zone. The APE identifies the climate zone used for this comparison.
  • For buildings constructed after 31 December 2020 with an appraised area below 5,000 m², PED must be at least 10% below the nearly zero-energy building (NZEB) threshold. Above 5,000 m², the terms require certified airtightness and thermal-integrity tests and calculation of global warming potential for every life-cycle stage of the building.
  • For financing above 80% of property value, all purchasers must join as borrowers or guarantors. There can be at most six borrowers and guarantors combined, with at most two guarantors. Employee borrowers and guarantors must have permanent contracts and have passed probation; qualifying fixed-term borrowers under 40 are an exception. Italian self-employed applicants or guarantors need at least two years' work history; non-Italian employees need two years with the current employer, and non-Italian self-employed applicants need three years. Foreign nationals must have lived in Italy for at least 36 months for 80.01–95% financing, or 60 months for the 95–100% band.
  • Fixed-term employees under 40 must have been employed for more than six months, have at least four months left on the contract when applying, and have worked at least 18 months in the past two years. All purchasers must be borrowers, with at most two borrowers and one guarantor. Bank-paid loss-of-employment insurance pays compensation to the bank if an insured borrower loses employment; insured fixed-term workers must have lived in Italy for at least two years.
  • XME excludes foreign-currency loans; a sole applicant who owns an individual business with credit facilities at the bank; pledged collateral or multiple mortgages; public contributions, subsidised conditions or third-party funds; taking over a developer's mortgage; and purchases of only ancillary properties, multiple homes, a different security property, ownership shares, auction property or new/renovated buildings not yet completed and registered when applying. The green offer cannot combine with special rates or fees from subsidised agreements with organizations; eligible customers choose one pricing route.

Sign the application within the green offer period; the first applicant's signature sets the application date. Submit the APE during assessment so the bank can confirm the green conditions in its decision and provide the binding European Standardised Information Sheet (PIES) before you sign the mortgage contract.
