Green commercial property finance

National Australia BankAustralia

Borrow to buy or develop low-emission commercial buildings, or upgrade an existing building to reduce its operating emissions intensity by at least 30%.

Esta oportunidad está disponible actualmente en inglés.

The finance supports acquisition and ownership of existing low-emission buildings, new developments and building performance upgrades. It is available only as a new NAB Business Markets Loan or NAB Corporate Markets Loan, with fees and charges payable.

For the Business Markets Loan route, borrowing is over AUD 250,000. The loan can have regular repayments of the amount borrowed or an interest-only arrangement, where you pay interest while the borrowed amount remains to be repaid. Your agreed loan documents set the payment amounts and dates; the full outstanding amount is due on the final repayment date. Specific loan conditions can change the general terms.

The Business Markets Loan general terms distinguish early termination fees from costs of unwinding the bank’s funding or interest-rate protection arrangements. They state that there are no early termination fees under the Business Letter of Offer, but early repayment can create significant Economic Costs that you must pay. Contact NAB for an estimate before repaying early.

Eligibility

NAB assesses both the building or project and your credit application. Lending, credit approval and security requirements apply.

  • For an existing building, NAB typically uses a current NABERS Energy rating of at least 5.5 stars as an example of a qualifying low-emission building. NABERS benchmarks the environmental performance of commercial buildings; this offer’s example uses its energy rating.
  • For a new development, a Green Star Design review rating of at least 5 stars is a typical example. Green Star is the Green Building Council of Australia’s rating system for sustainable places.
  • For an upgrade to an existing building, the project must be designed to reduce operating emissions intensity by at least 30% against its existing baseline.

The rating examples do not guarantee eligibility. NAB may assess ratings, construction documents, and models or reports from suitably qualified professionals to decide whether your building or project meets its criteria.

Contact your NAB relationship manager or request a callback from a specialist commercial real estate banker using the enquiry form.

For the Business Markets Loan route, NAB sends documents to sign after approval and releases finance once the documents have been received and approved. Unless NAB tells you otherwise, you must provide the agreed security, such as a mortgage or guarantee that backs repayment of the loan, and any required account details. You must also satisfy its identity and financial checks, and provide acceptable insurance evidence if NAB requests insurance. Your agreed loan documents govern the final conditions.

To request a payment from the Business Markets Loan, give NAB advance notice. Its general terms require at least two business days unless your specific loan conditions say otherwise.
