Mijn VerbouwPremie

Flemish GovernmentFlandes

Grants for insulation, renovation and heat pumps in Flemish homes, with the eligible work and amount depending on your income and how the property is used.

Esta oportunidad está disponible actualmente en inglés.

You can claim support for roof, wall and floor insulation, efficient glazing and eligible associated renovation, or for a heat pump or heat-pump water heater. Lower-income owner-occupiers and landlords renting to a social housing company can also claim for damp treatment before insulation, and preparatory electrical and plumbing work. Solar water heaters and the former interior-renovation category stopped accepting applications on 1 July 2025.

The amount is calculated separately for each work category, rather than as one grant for the entire renovation. For example, eligible roof insulation and associated renovation in a house or private apartment receive up to 50% of costs excluding VAT for income category 4 and social-housing landlords, capped at €5,750; category 3 receives up to 35%, capped at €4,025. The eligible roof invoice amount must be at least €1,000 excluding VAT and is capped at €11,500 for this calculation.

For category 1 and 2 owner-occupiers and other investors in an individual home, the amounts from March 2026 are €4,000 for a ground-source heat pump, €1,500 for air-to-water, €300 for air-to-air, €800 for a hybrid and €450 for a heat-pump water heater. Payment is also capped at 20% of the invoice amount excluding VAT for category 1 and other investors, or 25% for category 2. Apartment-building common installations have their own calculation. The invoice amount for a heat pump or heat-pump water heater must be at least €1,000 excluding VAT.

Eligibility

  • Your project must be in the Flemish Region. Existing homes and conversion of an existing building into housing qualify; demolition followed by complete rebuilding and non-residential buildings do not. The building needs a fixed heating system, and only directly or indirectly heated spaces qualify.
  • Owner-occupiers must own an eligible property right and be registered there as their main residence on the application date. Full ownership, usufruct, leasehold and building rights can qualify; bare ownership alone does not.
  • Since 1 March 2026, owner-occupiers in income categories 1 and 2 and ordinary private landlords or other investors in an individual home can claim only for heat pumps and heat-pump water heaters, with applications possible through 31 December 2027. Categories 3 and 4 retain all current work categories.
  • Your category uses the latest available tax assessment and household circumstances at application. The income of resident owners and a resident spouse or legally cohabiting partner counts; an informally cohabiting partner who is not an owner does not have their income counted. In 2026, category 4 ends at €24,750 for a single person without dependants and category 3 at €43,240. For a couple, multiple owner-occupiers or a single person with one dependant, these limits are €37,110 and €60,520; add €4,420 for each additional dependant.
  • If the resident owners together fully own another home or building plot, you fall into category 1 regardless of income, including property abroad. Partial ownership, bare ownership or usufruct alone of another property does not trigger this rule; other property belonging to a resident who is not an owner of the grant home does not count.
  • Private individuals and legal entities renting to a social housing company qualify for category 4 regardless of income. You need a signed, running lease of at least nine years, starting before you apply. Social housing companies cannot claim for social homes in their own stock.
  • For insulation, glazing and preparatory work, the building must have an electricity-grid connection or first occupation before 1 January 2006. For heat pumps and heat-pump water heaters, it needs a grid connection before 1 January 2014 or a building permit issued more than five years before the final invoice, subject to the applicable energy-performance requirements or a penalty below €250. The heat-pump rules also require the energy-performance declaration to have been submitted on time when using the compliant-permit route.
  • Most work must be carried out by a contractor; DIY is allowed only for preparatory plumbing and electrical work. New roof insulation or insulation of an unheated attic floor must have a thermal resistance (Rd), which measures how well it resists heat loss, of at least 4.5 m²K/W; existing insulation does not count toward this value. Roof renovation requires simultaneous new insulation across the renovated roof. Pitched-roof insulation also requires a vapour barrier on the inside.
  • Heat pumps and heat-pump water heaters must be completely new. Heat pumps need installation or validation by a RESCert-certified installer. The heating system’s delivery temperature must be no more than 55°C. Ground-source units need an A++ label or better; air-to-water and air-to-air units need A+ or better, with a separate efficiency route for air-to-air combinations without a European product label. Hybrids need a package label and product fiche proving at least 110% seasonal efficiency for the heat pump, gas boiler and control together. An air-to-water unit must be the sole central heating system.
  • An air-to-air heat pump with active cooling must be the home’s only central heating and the home must be fossil-free at application: no fossil-fuel heating, hot-water or cooking systems. Otherwise cooling must be permanently disabled; software deactivation is insufficient. Devices intended mainly as air conditioners do not qualify.
  • A heat-pump water heater must provide domestic hot water only, have an A+ label or better and accept an external signal to raise water temperature for heat storage. A solar-water-heater grant or a non-air-to-air heat-pump grant received in the previous ten years prevents a water-heater grant. To receive grants for both a heat pump and water heater, install and invoice the water heater first; air-to-air heat pumps are exempt from this ordering rule.
  • Repeat claims by the same applicant for the same home generally require five years for the same work category, or ten years for heat pumps and heat-pump water heaters. Earlier Fluvius heat-pump and water-heater grants count. A new owner can claim earlier, and the waiting period does not prevent claims for another building. Certain former renovation-premium claims from 7 May to 30 June 2022 count toward the five-year period.
  • Apartment-building common works receive a basic grant through the owners’ association (VME), or one investor with all owners’ written consent if there is no association. Category 3 and 4 owner-occupiers and social-housing landlords can request a supplementary grant based on their share, after deduction of the basic grant. Common heat-pump and water-heater installations do not receive a supplementary grant. The share of a separate storage room or garage does not count.
  • You cannot reuse the same invoice or invoice portion for the adaptation premium and this grant. Invoices already claimed or paid under the former renovation premium or Fluvius grants cannot be claimed again.

How to apply

Condiciones de la convocatoria
  • Apply after completion, within two years of the final invoice. Category 1 and 2 owner-occupiers and other investors in an individual home can apply for heat pumps and heat-pump water heaters through 31 December 2027.

Use the Flemish Government’s simulator and the official page for your work category to check the technical conditions and documents before committing to equipment. Apply online through Mijn VerbouwLoket after the work is complete and you have the final invoice. Submit within two years of that invoice; earlier instalment invoices older than two years at application are excluded from the calculation. Upload the invoices and the relevant contractor certificates, technical certificates and photos. Your municipality’s housing desk or Energiehuis can help with the online application.

For common apartment-building works, submit a basic application for each category first, including categories with no basic payment when a supplementary grant is needed. Eligible apartment owners then apply separately for each category within two years of the basic application’s receipt notification, without waiting for its decision. The age of the invoices does not govern the supplementary application.

Declare any current Mijn VerbouwLening in your application: the grant must be used to repay that renovation loan. Submit separately for work categories financed by that loan so only their grant goes toward repayment.
