Green mortgage
A secured home loan for individuals buying or building a new home in energy-efficiency class A+ or A++, including when replacing an existing home.
Esta oportunidad está disponible actualmente en inglés.
You can borrow to buy or build a new A+ or A++ home, or to move from your existing home into one. You repay the loan and interest; the property serves as security for the bank.
Loans start at EUR 20,000, with terms of up to 30 years. The usual loan limit is 85% of the lower of the property value and purchase price. Higher financing may apply for a first home if you have owned no other real estate in the preceding five years, for a home replacement, or for a state-subsidised housing loan.
For a home replacement, temporary financing can reach 100% of the lower price or value. You must sell the old home within no more than 12 months, repay its outstanding housing loan if it had one, and repay the part of the new loan equal to the required deposit.
Choose a variable rate made up of your individual bank margin and six-month EURIBOR, a reference interest rate that can rise or fall; a negative EURIBOR is treated as zero. Alternatively, fix the interest rate for five years, after which the contractual variable rate applies.
The standard loan administration fee is 0.4% of the loan amount, with a minimum of EUR 180. You also pay property valuation and insurance costs and mortgage/notary charges.
Eligibility
- The home you buy or build must have energy-efficiency class A+ or A++. These are the required energy ratings for the home itself.
- Your regular monthly income after tax must be at least EUR 900, or EUR 1,100 when borrowing with a co-borrower.
- The loan must be secured against real estate that Swedbank accepts.
- You normally need a deposit of at least 15% of the lower of the property value and purchase price. The bank may finance a higher share for the first-home, replacement and state-subsidised cases described above. A state subsidy can pay part of the loan or deposit. If the municipality confirms your subsidy entitlement, the deposit may be reduced or waived.
