EcoSaver mortgage

Bank of IrelandIrlanda

A fixed-rate mortgage for home buyers, landlords and existing borrowers, with interest discounts linked to the property’s energy rating.

Esta oportunidad está disponible actualmente en inglés.

EcoSaver covers homes rated G to A, so you can use it for a less efficient home as well as one that already performs well. A Building Energy Rating (BER) assesses a home’s energy efficiency. Better ratings receive larger fixed-rate discounts.

BER certificates issued after 24 May 2026 use eight ratings: A0, A, B, C, D, E, F and G. Older certificates issued in the last 10 years remain valid.

You repay a mortgage secured on the property. If you do not keep up repayments, you may lose your home. The EcoSaver discount is deducted from the bank’s standard fixed interest rate. Rates vary with the mortgage type and fixed period. For example, the published two-year fixed rates for first-time buyers are 3.80% for A, 3.85% for B, 3.90% for C, 3.95% for D, 4.00% for E, 4.05% for F and 4.10% for G. These are interest rates, not annual percentage rates of charge. The owner-occupier table is effective from 26 November 2025 and rates are subject to change.

If you already have EcoSaver and improve your BER by at least one letter, you can apply for a larger discount for the rest of your current fixed period. Using the older certificate scale, moving from C3 to B1 qualifies; moving from C3 to C1 does not. The bank uses the discount table in your mortgage offer letter or Mortgage Form of Authorisation, and applies the improved rate after verifying the new certificate. It does not backdate the improvement or deduct a second discount from your existing discounted rate.

Eligibility

  • You can apply as a first-time buyer, home mover, borrower switching from another lender, investment-property buyer or existing Bank of Ireland mortgage customer. A valid BER certificate is required for the EcoSaver rate.
  • You must be over 18. Lending depends on the bank’s assessment of suitability and affordability. For an owner-occupied home, the maximum loan is generally 3.5 times gross annual income, or 4 times for first-time buyers, and 90% of the property’s value. Property and life insurance are required.
  • Buy-to-let borrowers can generally borrow up to 3.5 times gross annual income and 70% of the property’s value, with limits depending on circumstances. Property insurance is required.
  • Existing fixed-rate borrowers can wait until their fixed period ends or switch early. An early switch may carry a charge and may not save money. Existing variable-rate customers can switch at any point. If you leave a tracker rate, you lose the contractual right to return to it.
  • You must arrange and pay for a bank-accepted property valuation and your own solicitor. Additional lender legal costs apply to buy-to-let properties and owner-occupied loans of €1.5 million or more: €950 plus VAT per property for the lender’s solicitor and registration costs of up to €350 per property.

How to apply

Estado
Abierto continuamente

For a new mortgage, start through Bank of Ireland’s mortgage application page: apply online, request a callback or book a branch appointment. Upload your valid BER certificate during the application.

If you have a tracker mortgage and want to change rates, complete the form under “Tracker customer and BER” on the EcoSaver page. The bank needs a valid BER to compare the cost of your current mortgage with the available rates. It then sends a Mortgage Form of Authorisation with your rate options and cost comparisons. Complete and return that form before the new rate can be applied.

If you already have EcoSaver and have improved the property’s BER, use the form linked under “How to improve your EcoSaver discount” on the EcoSaver page. Give your mortgage account number and either the BER certificate number or Meter Point Reference Number (MPRN), the electricity connection identifier. The bank checks the certificate on the SEAI register before applying the improved discount.
