Future-proof home loan

Gemeente EdePaíses Bajos2,5–30 mil EUR

Borrow for insulation, solar panels or eligible heat pumps in an existing home you own and live in in Ede.

Esta oportunidad está disponible actualmente en inglés.

This page covers the ordinary personal-loan route under Toekomstbestendig Wonen Lening. This loan does not establish a mortgage over your home. You can borrow EUR2,500–30,000, with a maximum term of 10 years up to EUR15,000 and 15 years from EUR15,001. The municipal rule names a 1.6% interest rate but allows rates to change; the rate agreed in your SVn offer stays fixed throughout your loan.

Eligible examples include wall, roof, floor and glass insulation, solar PV and heat pumps, including hybrid models but excluding air-air heat pumps. Home batteries to increase use of renewable energy generated at or around your home have a separate EUR8,500-per-household limit for purchase and installation. Your plans must include at least one energy measure.

SVn holds the money in a renovation account, called a bouwdepot. Use its claim forms to pay contractors directly; if you have already paid an invoice, provide payment proof for reimbursement after approval. Banking charges may be passed on. The account normally lasts 12 months, with one extension on request up to 24 months in total. It closes when fully drawn or when work is complete, and SVn may close it after six months without transactions. Any money left when it closes repays part of your loan.

Your regular annuity payments cover interest and repayment of the borrowed amount; the repayment part reduces your debt. There is no arrangement fee, but you pay any financial adviser yourself. You must repay even if a contractor fails to deliver. You can repay early without a fee, with a minimum extra payment of EUR250. SVn adjusts your installment after partial early repayment and may shorten the term if it falls below EUR35.

Eligibility

  • You must own and live in an existing home in Ede. Joint owners apply together. At least one applicant must be younger than 76 when SVn receives the application.
  • Apply before the works have started or been completed. Eligible costs must be at least EUR2,500, proportionate to the result and meet the municipal rules.
  • SVn independently checks whether your income, household and living/work situation can support the additional monthly payments alongside existing expenses. The equity in your home does not determine this assessment. Municipal allocation is not loan approval.
  • Joint borrowers are each liable for the whole debt. Late payments attract statutory interest and may incur administration or collection costs. SVn can demand the full debt in the circumstances specified in its terms: continued default after notice following at least two months of arrears; leaving your permanent home in the Netherlands or expected departure within months; death where SVn has grounds to expect nonpayment; bankruptcy or personal debt restructuring; or deliberate material misinformation, including misuse of the loan.
