Solar for Apartments
Rebates for Victorian owners corporations to install rooftop solar supplying apartments, units or strata townhouses.
Tämän rahoitusmahdollisuuden kuvaus on toistaiseksi englanniksi.
Fund solar panels on a shared rooftop, using individual systems connected to homes or a shared system distributing electricity to residents. The rebate is up to AUD 2,800 per apartment and AUD 140,000 per property. It covers up to 100% of eligible supply and installation costs within those caps. Costs include GST and are calculated after small-scale technology certificates and other government incentives are deducted.
Eligible purchase and installation costs can include panels, mounts, inverters, cabling, labour, safety equipment and solar sharing technology. Solar Victoria pays the retailer after installation; your owners corporation receives an invoice discount and pays any remaining balance.
Eligibility
- Your Victorian owners corporation must normally have 3–50 occupiable lots and be tier three or tier four under the Owners Corporations Act 2006, rather than a services-only corporation. It must not already have received Solar for Apartments funding.
- Individuals, government agencies, private businesses and agencies, educational institutions, local authorities and not-for-profit organisations cannot apply.
- The building must be completed, in Victoria and normally no more than eight storeys. It must be a Class 2 residential building, such as an apartment complex, or horizontally attached Class 1a homes, such as townhouses or row units. Retirement villages, commercial buildings and buildings owned by a local council, property developer or community housing organisation are excluded. Your building must not receive electricity through an embedded network. This is a privately managed network serving a building, generally buying electricity in bulk and reselling it to occupants.
- Buildings exceeding eight storeys or with 50–150 lots can request an exemption if all other criteria are met. Complete the exemption request form before starting the application.
- Recent solar installations are excluded: participating homes cannot already be connected to a PV system installed in the last ten years. An owners corporation can apply to supply residential lots not connected to its existing system.
- The system must directly supply 5–50 residential lots behind their electricity meters from common-property roof space. Its cost must be recovered through savings within ten years, calculated after technology certificates but before this rebate. Costs and savings must be shared equitably; mixed residential and commercial buildings can qualify if they demonstrate this.
- Use Solar Victoria listed products and an authorised retailer unless Solar Victoria expressly agrees otherwise. Obtain electricity distributor grid-connection pre-approval. Common areas can receive no more than 20% of generation. Common-area supply also cannot exceed the electricity available to each participating residential lot. Already installed systems, systems supplied through a third-party power purchase agreement and systems supplying only common areas are excluded.
- The owners corporation must authorise the installation through a maintenance plan or special resolution, obtain and maintain necessary property permissions, and own, maintain and insure the system for its lifetime. It bears installation and operating costs beyond the rebate and participates in relevant data and knowledge sharing.
- You must be solvent, not at risk of insolvency, and have no outstanding unsatisfied judgment or court order.
- Allow inspections and audits, provide requested information, and obtain tenant information when required. Maintenance must preserve warranties and be carried out by qualified people. Removing or disposing of the system requires a maintenance, repair or safety reason, expiry of all warranties, or Solar Victoria’s written consent.
- Consent to collection of electricity data for the twelve months before applying and four calendar years afterwards, or until the applicant leaves the property if that happens earlier. Shared-system generation and consumption data must regularly be provided to residents.
- A breach that cannot be remedied, an uncorrected remediable breach after five business days from notice or awareness (whichever is earlier), or materially misleading information can lead to cancellation or repayment of some or all of the rebate.

- Applications close earlier if all rebates are exhausted.
Start with the eligibility check and application form linked from Solar Victoria’s programme page. A lot owner, renter or strata manager can run the initial check; the owners corporation must nominate a lot owner or director of a lot owner as its authorised applicant. The nominated representative completes the application.
Choose an authorised retailer. The retailer must obtain approval to connect and export to the electricity grid, explain export constraints, then submit the final quote. Funding is reserved when the retailer submits that quote. Following the owners corporation’s resolution process, two representatives must sign the mandatory OC Approval Form. Return it within 70 days of the retailer lodging the quote. Complete installation and satisfy the rebate-payment conditions within 120 days of Solar Victoria determining that you meet the eligibility criteria; Solar Victoria may extend that period at its discretion.
Arrange installation after approval. Your retailer claims the rebate after installation, and your owners corporation pays the outstanding balance.
