Mortgage for an energy-efficient home
Borrow to buy or refinance an energy-efficient home, with an interest-rate reduction when its energy certificate meets UBB’s requirements.
Tämän rahoitusmahdollisuuden kuvaus on toistaiseksi englanniksi.
UBB lends you money to buy a residential property or refinance residential-property debt from another bank. You repay the loan with interest in monthly instalments that include both the amount borrowed and interest. Purchase and residential-purchase refinancing loans are in euros, with a maximum of EUR 500,000 and a term of up to 30 years, depending on the property or refinanced loan.
The interest reduction applies after credit approval when the home meets the energy tests below. Your final rate is individually agreed. Additional discounts on variable-rate loans can depend on your profile, salary payments into UBB and other products or services.
A variable rate combines UBB’s reference rate with a fixed margin. Changes in the reference rate can increase or decrease your total borrowing cost. Purchase loans and refinancing of loans used to buy a home can instead have a fixed rate for the first 3, 5 or 10 years, followed by a variable rate. If a principal repayment grace period is agreed, you pay only interest during that period; those payments do not reduce the amount borrowed.
There is no application fee. A purchase loan has a EUR 127.82 charge for analysing the security documents; refinancing has no such charge. Budget for the independent valuation, account fees, mortgage cancellation fee and notary and mortgage-registration costs. Property insurance is required. You normally pay its premium, but for refinancing mortgages from another bank UBB pays if you accept its chosen insurer and insured sum. That benefit ends if the loan falls into arrears, becomes immediately due, or other contract conditions apply; you then maintain the insurance at your expense. Life insurance is voluntary.
You may repay all or part of the loan early. Submit a written request to UBB and keep enough money in the account servicing the loan. Before the first 12 monthly instalments have been paid, the early repayment charge is 1% of the principal repaid early; after those instalments it is waived. For a partial repayment, you can keep the term and reduce instalments, or keep instalments and shorten the term.
Late principal payments incur 10% annual compensation on the overdue principal. A missed instalment lasting more than 31 days, materially false application information, uncorrected security problems or other stated contract breaches can make the whole debt immediately payable. UBB can stop further payouts and enforce the mortgage; unless you choose a limited-liability product, it may also pursue your other legally attachable assets.
Eligibility
- This is a mortgage for individuals. Refinancing can cover residential-property bank debt of the applicant, a co-borrower or another individual.
- The home must have energy class A or B and primary-energy consumption no higher than 150 kWh/m² under the completed project. Submit its energy-efficiency certificate or a copy; class A/B alone is insufficient. The certificate is based on the building after construction. You can obtain it from the builder, municipality or building’s technical passport. For an apartment in a multi-family building, a copy of the whole building’s certificate is accepted.
- Give UBB a mortgage over residential property in Bulgaria. An independent licensed valuer assesses the security. You must be no older than 70 at the loan’s final repayment date.
- Maintain a UBB current account until all amounts are repaid. Insure the mortgaged property in UBB’s favour throughout the loan, for at least 100% of outstanding principal. You can choose the insurer subject to UBB’s required risks and coverage without proportional compensation: an underinsurance rule that would reduce a claim proportionately must not apply. Required cover includes fire, explosion/implosion, natural disasters, flood, earthquake, malicious damage/vandalism, water or steam leakage, landslip/collapse and accumulated snow.

- Credit approval and the qualifying energy certificate are required.[^c1]
Send UBB the inquiry form for this exact mortgage, or visit a UBB branch. The form asks for your name, Bulgarian personal identification number (ЕГН), telephone and email, with consent to process your data for the inquiry. The product page also provides 0700 1 17 17 and +3592 811 20 99 for remote credit applications. A submitted inquiry starts contact with the bank; the mortgage and discount require credit approval.
Provide the energy certificate and the mortgage application documents: identification for applicant/co-borrower, UBB’s income declaration, property title, an encumbrance certificate covering at least 10 years, tax valuation, property plan, cost estimate, civil-status certificate and National Revenue Agency certificate of tax liabilities. If purchase-loan security is unfinished, UBB also lists land title or building rights, building permission, approved plans, area calculations and proof that the building has reached the structural-shell stage.
UBB gives you 14 days to decide whether to enter the credit agreement after receiving the draft contract.
