Sustainable mortgage

acrevisSveitsi

A five-year mortgage interest discount for single-family homes and condominium apartments with qualifying energy construction or renovation work.

Tämän rahoitusmahdollisuuden kuvaus on toistaiseksi englanniksi.

Borrow to build an energy-efficient home or improve an existing one. The sustainable mortgage is part of a larger mortgage package: acrevis reduces the SARON mortgage interest rate by 0.50 percentage points on up to CHF 200,000 and guarantees the discount for five years.

The underlying SARON mortgage has a minimum amount of CHF 100,000. Its variable rate combines the daily Swiss overnight reference rates compounded over each three-month period with the bank’s margin. A negative reference rate is treated as zero for the calculation. The periods renew automatically; you can switch mortgage model at the end of a period. The discount is fixed for five years, but the interest rate itself can change.

You repay borrowed money as well as paying interest. Direct repayments reduce the mortgage debt; extraordinary repayments during the term are excluded. After you sign the credit contracts, acrevis issues a payment promise for the financing.

You also choose how to use a CHF 500 contribution: towards certification or energy-renovation advice costs, or for a national or international myclimate carbon-offset project.

The fee schedule charges CHF 250–500 for ending a fixed-term loan early, in addition to compensation for early repayment, and CHF 300–500 when someone else, such as a new lender, repays your acrevis loan. Late-payment reminders for interest or repayments cost CHF 30 for the first and CHF 50 for the second. If acrevis checks construction payments without a construction loan, the charge is 0.2% of the construction sum with follow-on financing of at least three years, or 0.4% without follow-on financing, for property-development projects, or for payment checks alone without financing; the minimum is CHF 500. Prices exclude 8.1% VAT, which is added where the service is taxable.

Eligibility

  • The property must be a single-family house or condominium apartment; holiday properties are included.
  • Certified routes include new construction or whole-building renovation to any Minergie standard, 2000-Watt-Areal certification, SNBS Platinum, Gold or Silver, and other certificates used as a basis for government funding. For the GEAK building-energy certificate route, new buildings need class A; existing buildings need at least class C and an improvement of at least one class after renovation.
  • Substantial individual energy measures can also qualify, including insulation, climate-friendly heating, solar thermal systems, photovoltaic panels, heat recovery and high-quality green roofs. These are examples rather than a complete list.
  • You need additional acrevis mortgage financing of CHF 100,000 in a mortgage model of your choice. The sustainable part cannot exceed half the remaining financing on the same property. For example, CHF 150,000 of sustainable mortgage needs CHF 300,000 of other mortgage financing.
  • The bank assesses your individual financing proposal. The published SARON reference pricing is for high-quality residential properties with demonstrated affordability and borrowers with sound creditworthiness; its first-mortgage pricing illustration assumes 65% of market value for owner-occupied housing.
