Solar installation property-tax relief

Ayuntamiento de ValladolidEspanja

Valladolid IBI taxpayers can reduce property tax for qualifying solar heating or electricity systems, with separate annual limits for homes and other property uses.

Tämän rahoitusmahdollisuuden kuvaus on toistaiseksi englanniksi.

Ayuntamiento de Valladolid reduces the gross annual Impuesto sobre Bienes Inmuebles (IBI) property-tax bill by 50% for qualifying solar installations. The reduction cannot exceed 10% of the actual installation cost each year, or EUR 250 for residential property and EUR 2,000 for other uses. This lowers the tax due.

The entitlement covers the four calendar years after the installation is completed. For an installation completed in 2025, those years are 2026–2029. A first claim filed late in 2026 takes effect in 2027: it does not recover the 2026 reduction or start a new four-year period.

Eligibility

  • The property must be in Valladolid municipality and have a solar thermal or electricity system whose installation was not compulsory under the applicable rules. This entry covers installations completed in 2025 and a late first claim in 2026.
  • Apply as the person or entity liable for IBI. Taxable rights are an administrative concession, a surface right (a right to build or own a building on another person’s land), usufruct (a right to use another person’s property), or ownership, in that priority order. Individuals, legal persons and taxable unincorporated entities can be taxpayers. Where several concessionaires share a special-character property, the one paying the highest concession fee acts as substitute taxpayer.
  • Residential relief is limited to one installation in one home that is your habitual residence, where you are registered on the municipal population register in the award year. Residential properties with a cadastral value above EUR 300,001 in that year are excluded; cadastral value is the value recorded for property-tax purposes.
  • Your installation must have the applicable certificates under the building thermal-installations rules (RITE) and/or low-voltage electrical rules, registered with the competent regional authority. It must also have the required building licence or responsible declaration, as applicable.
  • In a shared residential installation, only neighbours who contributed to its cost receive relief, under the same requirements. Each person’s annual 10% cost limit uses their own share of the installation’s material execution cost. The owners’ community must certify each owner’s contribution and the actual installation cost.

How to apply

Hakukierroksen ehdot
  • For installations completed in 2025. The ordinary first-quarter 2026 period has passed; late requests filed in 2026 take effect in 2027 within the original 2026–2029 four-year period.

Contact the Oficina de Atención al Contribuyente at Plaza Santa Ana, 6, Valladolid, to arrange assistance with your IBI benefit request. In-person assistance is available Monday to Friday, excluding holidays, from 08:30 to 14:30. You can also contact the office on 983 426 426 or nat@ava.es.

Submit proof that the installation certificates were registered, the building licence or responsible declaration, and the actual installation cost with an itemised budget. For a shared residential installation, include the owners’ community certificate showing each owner’s contribution and the actual cost.

The normal claim period is the first quarter of the year after completion. The ordinance accepts later applications, with effect in the following year. For the retained 2025 installation route, a late claim made in 2026 therefore begins in 2027 within the original 2026–2029 period. The municipality verifies the qualifying circumstances before granting relief.
