Green mortgage
Borrow to buy or refinance a home with an A or B energy rating, or a qualifying environmental certification for homes built from 2021.
Cette fiche est actuellement disponible en anglais.
You can apply to buy a qualifying home, move your mortgage to Nordea, borrow against your current home or increase an existing Nordea mortgage. Nordea also offers a separate route to convert an existing repayment mortgage without increasing the loan.
There is no establishment fee. The published floating-rate example is 5.19% nominal interest per year for borrowing within 75% of the home’s value. Its effective annual rate of 5.37% is based on a NOK 2 million loan over 25 years. Above 75% of the home’s value, the price is 0.10 percentage points higher. You must repay the loan with interest and any agreed fees and costs.
Eligibility
- Your home must have energy rating A or B. Alternatively, homes built in 2021 or later can qualify with the Nordic Swan Ecolabel (Svanemerket), or BREEAM-NOR certification rated “Excellent” or “Outstanding”. These are alternative certification routes; the bank’s application asks you to confirm which criterion your home meets.
- Energy ratings run from A to G, with A the best. You can find the home’s rating in the property advertisement or sales prospectus.
- You and any co-applicant must be registered Nordea customers. Nordea assesses your ability to service and repay the loan; an application must be refused if that ability is insufficient.
- A repayment mortgage is paid back through scheduled instalments. A mortgage credit line gives you a flexible borrowing limit that you can draw on again after repayment.
- The simplified conversion form is for existing repayment mortgages without an increase. It requires confirmation of an A or B rating and excludes mortgage credit lines (rammelån/boligkreditt). The full application has broader green criteria and lets you indicate a request for a mortgage credit line in the comments.
- When people borrow together, each is liable for the whole loan under the repayment-loan terms, unless Nordea and the co-borrowers separately agree otherwise.
How to apply
- Statut
- Candidatures au fil de l’eau
Apply through Nordea’s green mortgage application for a purchase, transfer, new borrowing against your home or an increase. Provide household income, debts with other lenders and any co-applicant’s identity number, income and debts. If you are self-employed, have your latest business tax statement and year-to-date income statement available for the bank. Married applicants and their spouses must both sign the loan documents even if only one borrows.
Use the separate conversion form for an existing A/B-rated home and a repayment mortgage you want to change without increasing the loan. For a mortgage secured on a home, the credit terms give you at least seven days to accept the offer; there is no withdrawal right after agreement under these terms.
Give correct and complete information so Nordea can assess your application.
