Homeowners can apply to increase their SEB mortgage by at least SEK 100,000 for energy improvements, with a 0.10-percentage-point interest discount on the extra borrowing.

The loan finances solar panels, batteries storing solar electricity, energy-efficient windows and doors, insulation and heat pumps. You can choose any supplier.

The discount applies to the mortgage increase until the first scheduled review of its agreed interest terms, whether you choose a short or longer fixed-rate period. It reduces your individual mortgage rate by 0.10 percentage points, rather than reducing the amount you owe.

You must repay the borrowing with interest. Repayment terms start at ten years, and increasing the mortgage can raise the amount of the debt you must repay each year. Your home is pledged as security: if you fail to repay, enforcement can ultimately lead to its sale.

Eligibility

  • The mortgage, including the increase, must not exceed 80% of your home’s value.
  • The extra borrowing must finance energy improvements to your home.
  • You need an SEB account and online banking. Your home must be insured with an insurer approved by SEB.
  • SEB assesses your income, employment and overall finances to decide how much you can borrow.

Choose the discounted mortgage-increase application on the energy-loan page. The application is not binding. SEB contacts you to agree the loan structure and sends the documents for signature. Once you return them, the bank pays out on the date and to the account you choose.

For a housing-cooperative apartment (bostadsrätt), provide an extract from the association’s apartment register after approval; it must be no more than 30 days old. The association may charge to register the home as security.

If existing mortgage certificates do not cover the increased borrowing, SEB checks this and helps obtain new ones. These certificates register the amount available as security. New certificates incur a tax of 2% of the new certificate amount, a SEK 375 registry fee and SEK 675 bank handling fee.
