Fixed-rate mortgage with Eco discount
Borrow for your own energy-efficient home with a fixed-rate mortgage and a 0.15 percentage point interest discount for up to five years.
Ez a lehetőség jelenleg angolul érhető el.
The Eco discount applies to a fixed-rate mortgage of at least CHF 100,000 per mortgage tranche. You can borrow up to 80% of your home’s market value for a term of two to ten years. The 0.15 percentage point discount lasts for at most the first five years; for longer terms the quoted Eco rate increases by 0.15 percentage points from year six.
You repay the loan. Interest is charged on 30 June and 31 December. The agreed annual principal repayment is at least 6.7% of the second mortgage—the portion above 67% of the property value. For an 80% mortgage, you must reduce the debt to 67% within 15 years and no later than retirement. You cannot repay more than agreed during the fixed term. At maturity you can renew, change to a variable mortgage or repay without a notice period.
The product sheet lists no fee for setting up or maintaining the loan. It lists CHF 200 for changing the credit contract, CHF 100 for changing the product agreement and CHF 400 for closing the credit.
Eligibility
- You must be at least 18, domiciled in Switzerland and not liable for US tax. The Eco discount applies to a home you occupy yourself.
- Your home must have been built in 2018 or later, or have an energy certificate no more than five years old showing one of these qualifying results: Minergie or Minergie Eco; Minergie-P or Minergie-P Eco; Minergie A or Minergie-A Eco; or energy class A or B in the cantonal building energy certificate, GEAK. For the certificate route, check the certificate’s date and named certification or energy class.
- You must contribute at least 20% of the property value yourself. At least 10% of the property value must come from account balances, third-pillar personal pension savings, proceeds from sold securities, family support such as a gift, or life insurance. Second-pillar occupational pension funds and additional collateral can contribute to the remaining portion. Any price above the bank’s valuation must be covered by own funds outside the second pillar.
- The bank’s calculated annual housing costs must be no more than 35% of your net income. For this test, the bank subtracts personal obligations from income, such as maintenance payments to a former spouse or partner, some child-support payments, and lease or personal-loan instalments. Its brochure uses an assumed interest rate of 4.75%, agreed principal repayments and running costs of 0.8% of property value, reduced to 0.6% for properties meeting Minergie or GEAK energy requirements. A spouse’s or partner’s income can count when they share liability for the mortgage.
