Toekomstbestendig Wonen loan

Gemeente VoorstHollandia2,5–35 E EUR

Borrow for insulation and other energy-saving improvements to your owner-occupied home in Voorst, with fixed interest and monthly repayments.

Ez a lehetőség jelenleg angolul érhető el.

This entry covers the standard personal loan for homes with energy labels C–G. It can pay for improvements such as insulating glazing or wall insulation. Other future-proofing work can be combined with these improvements, but every investment must include at least one energy measure.

Borrow €2,500–€35,000 at fixed 2.6% interest. The €35,000 limit applies to the total of this applicant’s loans for the same home under this scheme. The maximum term is 10 years through €15,000 and 15 years from €15,001. Monthly payments cover interest and repayment of the borrowed amount; the loan is fully repaid by the end of its term. The standard personal loan does not require a mortgage or other collateral.

There is no closing fee. Any financial adviser you use is at your expense. You can repay early without an extra charge, with a minimum extra repayment of €250. After a partial extra repayment, SVn adjusts the monthly amount; if this falls below €35, it may shorten the term instead.

Eligibility

  • You must own the home and occupy it, or intend to occupy it, as your main residence in Voorst. Multiple owners apply together, and at least one applicant must be younger than 76 when applying to SVn. Every joint borrower is liable for the whole debt.
  • The home must be directly accessible from street level with at least one floor at ground level. Apartments belonging to an owners’ association (VvE) are excluded from this route.
  • This listing covers energy labels C–G. The municipality checks the registered label at energielabel.nl and decides applicability if records are missing. It may exclude homes whose energy performance has recently improved substantially. The municipality can consider exceptional cases with the province; these are not automatic entitlements.
  • Measures must take electricity-grid capacity into account. Work that disproportionately burdens the grid without suitable solutions available is excluded. An exception may be approved after prior consultation with the province and/or SVn, provided either the grid operator has been consulted or the measure demonstrably fits municipal heat plans. Home batteries are currently excluded.
  • Apply before work begins. Actual costs must be at least €2,500 and reasonable for the result. Approval depends on available budget and applications are handled in order of receipt.
  • SVn must approve your ability to meet the extra payments alongside existing expenses. It considers income stability, household, housing and work circumstances and BKR credit records; the home’s equity does not determine approval. From age 58, pension income is considered. Some benefit income counts fully or partly. Social assistance (Bijstand) and benefits listed by SVn as IOW, IAOW and ZW are excluded from its stable-income calculation.

  • Apply before work begins. Applications are handled in order of receipt and require available municipal budget.[^c11][^c13]

Apply to Gemeente Voorst using the digital application with DigiD linked from the official loan page. For help completing the application, call (0571) 279 911 or email duurzaam@voorst.nl. Submit the proposed measures, financial justification such as quotations, and a work schedule. If the municipality asks for missing information, provide it within four weeks. It decides within eight weeks after receiving a complete application; a missed decision deadline does not itself mean approval.

Use the municipal permission letter to apply to SVn. SVn independently assesses your finances, sets the final amount and sends a loan offer if it approves. Sign and return the offer to proceed. The loan remains repayable even if the contractor fails to meet its commitments.

SVn places the loan in a construction account. Send invoices with claim forms to duurzaam@voorst.nl; the municipality approves them and SVn pays the contractor or installer. The account normally runs for 12 months and can be extended once on request for up to another 12 months. It closes earlier when the funds have been drawn or the work is complete; SVn may also close it after six months without transactions. Unused money at closure repays the loan. You must pay any invoice shortfall yourself and cannot deposit your own money into this account.

Late payments can incur statutory interest and administration or collection costs. Report changes in contact details immediately in writing to SVn. Leaving, or being about to leave, your permanent residence in the Netherlands can make the outstanding debt immediately repayable.
