Wall insulation grant
Grants help individual homeowners and landlords insulate cavity walls or add insulation to the inside or outside of external walls. Amounts depend on the insulation method and dwelling type.

The Better Energy Homes wall insulation grant helps reduce heat loss from an existing home. Cavity insulation fills the space inside a cavity wall; internal insulation fixes boards to the inside of external walls; external insulation adds a layer to the outside.

For homeowners receiving qualifying welfare payments, the cavity grant rises to €2,300 for a detached house, €1,700 for a semi-detached or end-of-terrace house, €1,100 for a mid-terrace house, or €900 for an apartment. These amounts replace the standard cavity rate. If SEAI finds you ineligible for the higher rate, it adjusts the grant to the standard rate and notifies you. The grant cannot exceed the actual cost of the work.
You can manage the work yourself and claim once it is complete and the contractor has been paid or has entered into a financing agreement with you. Alternatively, a participating One Stop Shop manages the upgrade and deducts the grant upfront from your bill. A post-work Building Energy Rating (BER), the home’s energy rating, is required. The standard BER grant is €50 on your first application; homeowners receiving qualifying welfare payments can receive €280.
Eligibility
For the individual-owner route described here, including individual landlords, you must own a fixed, permanent home in the Republic of Ireland built and occupied on or before 31 December 2010. New builds, extensions and newly constructed parts of a home are excluded. All external walls must be fully insulated; insulating only some external walls does not qualify.
Traditional buildings—typically brick or stone buildings constructed before 1940 without cavity walls—are excluded from this wall-insulation grant. SEAI directs these owners to its separate Traditional Homes Pilot Scheme.
The same measure must not already have been supported by SEAI or another government scheme. A previous wall grant can, however, qualify you for a second, different wall-insulation measure: after a cavity grant, you can apply for internal or external insulation; after an internal grant, you can apply for external insulation only. A previous external-insulation grant does not allow a second wall measure. Use the standard application process for these supplementary grants.
The work must comply with Building Regulations. If you alter more than 25% of the home’s surface area, it must either achieve an energy rating of B2 or better, or have both a heating system and attic insulation that meet the Building Regulation standard.
Choose a contractor registered with SEAI for the insulation work and active on the register when you apply and when work takes place. Have a written contract before installation and obtain the necessary permissions. If a registered Better Energy Homes contractor works on their own home, only materials qualify; their labour does not.

How to apply

- Choose your insulation method and registered contractor. For external insulation, the contractor should check whether electricity cables need to be moved; arrange any required ESB Networks service alteration before work starts. External insulation may also need planning permission.
- As an individual owner, apply through the official grant page or by post using the application form. You need the home’s 11-digit Meter Point Reference Number (MPRN) from its electricity bill, construction year, dwelling type and contractor details. A One Stop Shop registered to participate in Better Energy Homes can apply for you. If two people apply together on the form, both must sign its declaration.
- Get grant approval before purchasing products or starting work. Direct applicants need SEAI approval; One Stop Shop applicants need approval from their One Stop Shop, with SEAI retaining the right to approve or reject the grant. For a direct application, accept within 30 days of receiving the offer, using “Accept” online or returning the signed postal acceptance. For a One Stop Shop application, return its signed acceptance by its prescribed deadline. Miss the applicable deadline and the offer lapses, requiring a new application.
- Complete the work, arrange the post-work BER with a registered assessor and return the signed documents within eight months from the grant offer’s issue date. Submit the Declaration of Works signed by you, the contractor and the BER assessor, plus the Request for Payment form. Send them to info@betterenergyhomes.ie or the postal address in the application guide. A Revenue Tax Clearance Certificate is required if your grant payments exceed €10,000 in a calendar year.
If you or your contractor cannot complete the work within eight months, submit the documents after completion with a cover letter explaining the delay for SEAI to consider. This is discretionary consideration, not a guaranteed extension or payment.
SEAI pays into the nominated bank account after approving the documents. Allow any required inspection and remedial work; inspection access is normally required within 14 days of the request unless the inspector accepts exceptional circumstances. Payment may be deferred if annual funding is exhausted, and breaching the conditions can lead to repayment.
