National Bank of GreeceGrecia10K EUR e oltre

A secured mortgage for individuals buying a completed home in Greece with energy class C or better, with a lower interest margin for more efficient homes.

Questa opportunità è attualmente disponibile in inglese.

This entry covers the floating-rate option for buying a completed home. The bank lends you the purchase money in one payment. You repay the borrowed amount and interest in monthly payments through a linked NBG deposit account, starting one month after the money is paid out.

Loans start at €10,000. NBG may finance up to the full purchase-contract price, but its general mortgage limit is up to 80% of the property's assessed market value; these limits can change after assessment. Your income, spending and the property's value also determine the approved amount. A purchase requires a down payment. The international-buyer route has a separate limit of up to 65% of property value.

The floating rate combines three-month Euribor, a market reference rate, with the bank's margin. Euribor changes can raise or lower your monthly payment; a negative Euribor is treated as zero. The current tariff lists a personalized Estia Green floating margin of 1.35–2.85 percentage points. The green margin reduction is 0.25 points for class A/A+, 0.15 for B/B+ and 0.10 for C, starting with the first payment on a completed-home purchase. A 0.12% statutory levy normally applies; the tariff provides an exception for permanent residents of islands with fewer than 3,100 inhabitants.

The floating-rate term is 15–40 years, subject to the age condition below. The standard review-and-approval charge is €245. Premium Banking clients receive a further 50% reduction after the product discount; for their housing loans disbursed by 31 December 2026, this charge is waived. Legal title checks, property appraisal, security registration and insurance create additional costs. You can repay all or part early without an early-repayment charge on this floating route, after clearing any overdue amounts. Missed payments incur default interest, currently 2.5 percentage points above the contractual rate, plus the applicable levy. Missing payments or failing to renew required insurance can ultimately lead to cancellation of the loan agreement and seizure of the property.

Eligibility

  • The completed home must be in Greece and have energy class C or better. Its Energy Performance Certificate records the home's energy rating and must be submitted with the final purchase contract and the engineer's certificate confirming the property's legal status.
  • NBG assesses whether you can afford the loan. At the end of the loan, the youngest participant who has their own income must be no older than 75.
  • A property of sufficient value must secure the loan. NBG registers a mortgage prenotation, a legal security claim over the property, normally for 120% of the borrowed principal. You must pay for property insurance throughout repayment, including fire and earthquake cover, for an amount and on terms NBG accepts. You may choose your insurer; life insurance is optional.
  • International buyers can be assessed with income in EUR, USD, GBP, CHF, CAD, AUD, SAR, AED or ILS. Their separate property-value borrowing limit applies. Identification requirements differ: Greek citizens need accepted identification, EU citizens a valid passport, and non-EU citizens a valid passport plus the required residence-permit documentation or a special ID for foreign citizens/Greek expatriates. UK citizens follow the non-EU documentation route unless they supply evidence of the specified permanent-residence status in an EU state.
  • Submit income and tax records appropriate to your employment and citizenship. Non-EU applicants need three financial years of tax records, regardless of employment status or loan amount. For Greek and other EU applicants, private-sector salaried applicants requesting at least €100,000 need two. Foreign tax records must be certified and officially translated. Income outside the euro requires a credit-bureau report from the country of residence and taxation.

How to apply

Restrizioni del bando
  • Submit a new application at an NBG branch; subject to credit and property assessment.

Visit an NBG branch and submit a new mortgage application with the required identity, income, tax and property records. NBG assesses your finances and, if it preapproves the application, gives you an initial offer detailing the loan terms. International buyers who cannot attend can apply through a proxy lawyer.

After preapproval, submit the property documents for legal and technical checks within five working days of receiving the preapproval terms. Pay the relevant check expenses before those checks take place. Final approval brings a binding offer. At least five days must pass after all loan participants receive it before you can sign. Then sign the agreement at the branch, pay the mortgage-registration costs and complete registration. The purchase money is released to your account after the formalities are finished.
