Kilowattlånet

SBABSvezia

Borrow against your house or holiday home for energy renovations, with a 0.20 percentage point interest reduction on the renovation loan for ten years.

Questa opportunità è attualmente disponibile in inglese.

Finance replacement windows, ground-source heating, air-to-air, exhaust-air, air-to-water or ground-source heat pumps, solar panels, district heating, insulation of the facade, attic or outer roof, and ventilation with heat recovery. Installation or maintenance of ground-source heating, solar panels and district heating is included. Roof replacement or repair and foundation drainage can also protect your home against more extreme weather.

The borrowing is a separate mortgage loan secured against your home. You pay interest and repay the debt under your mortgage terms. The 0.20 percentage point reduction applies only to this renovation loan, for ten years regardless of the interest-fixing period. You do not have to repay the whole loan within those ten years; afterwards it becomes an ordinary mortgage.

Increasing your mortgage can require regular repayments. Above 50% and up to 70% of the property's repayment and borrowing-base value, the annual minimum is 1% of the highest mortgage debt since the last valuation. Above 70%, it is 2% of that debt. At 50% or below, repayment is optional. SBAB can individually approve temporary relief for special circumstances, such as substantially worsened finances after taking the loan. Early repayment of a fixed-rate loan may incur interest compensation.

New SBAB mortgages have terms of up to 40 years. Any debt remaining when the agreed term ends must be repaid or covered through an application for a new mortgage.

Eligibility

  • You must have your mortgage with SBAB, or apply to transfer it from another bank. SBAB must approve the application. You must be registered as living in Sweden, at least one borrower must have regular income, and you must have no recorded payment defaults.
  • To transfer a mortgage on a house (villa), the house must be 30–300 m² and classified as an ordinary residential property (type code 220). SBAB does not lend against agricultural properties (type code 120), even for their residential building. The land must be owned or held under a site-leasehold right (tomträtt); an ordinary land-rental agreement (arrende) does not qualify. A newly built house must be completed and have been inspected before SBAB can mortgage it.
  • The renovation must concern your house or holiday home and cost at least SEK 50,000. For an investment already completed, the amount must instead be over SEK 50,000, and the invoice must date from the previous calendar year or later.
  • Your total mortgage after the increase must fit within both 80% of the property's repayment and borrowing-base value and 90% of its current value; the lower ceiling governs. The first value is normally the purchase valuation, or a newer value approved by the bank, and is usually fixed for five years.
  • If the increase requires new mortgage deeds, the land registry charges 2% of the new deed value plus SEK 375. The deed fee must be paid with your own money. SBAB charges an additional SEK 750 if you use its assistance with mortgage deeds and title registration.

Restrizioni del bando
  • You must have an SBAB mortgage or apply to transfer your mortgage to SBAB.

If your mortgage is at another bank, apply through SBAB's mortgage-transfer page. All loans secured on the home must move at the same time. Obtain your current bank's repayment record (amorteringsunderlag), which describes your repayment terms; it must be no more than three months old.

For Kilowattlånet, log in to sbab.se or the SBAB app and apply to increase your mortgage, selecting the renovation type. You receive a preliminary response and can see the new loan's cost before submitting the application. SBAB then reviews it with you.

SBAB pays out only after the renovation is finished and it has received both the invoice showing the work and its cost and your signed loan documents. The invoice must match the renovation and amount in your application.
