Sustainable home loan
Borrow for roof or floor insulation and solar panels on an existing home in Zeewolde, with fixed monthly repayments and no mortgage security.
Denne finansieringsmuligheten er foreløpig beskrevet på engelsk.
This entry covers requested loans of €2,500–€15,000 for approved improvements. The loan cannot exceed the necessary material and work costs, less third-party subsidies and reasonably expected VAT refunds. The retained measures are roof, floor or ground insulation and solar panels with their inverter.
Repayments include both interest and repayment of the borrowed amount. The interest stays fixed; loans up to and including €7,500 run for 10 years, and higher amounts for 15 years. The municipality publishes a three-percentage-point reduction from the fixed commercial rate, with a 0.5% floor. SVn’s captured sustainability-loan tariff lists 1.70% interest for both terms, fixed at application receipt; this is the published loan tariff, rather than a further three-point discount on 1.70%. The loan documentation sets your agreed terms.
There is no closing fee. You pay any financial adviser yourself. Extra repayments are free, with a €250 minimum; SVn recalculates the periodic payment after a partial repayment and may shorten the term if it falls below €35.
Eligibility
- You must be a private owner of existing residential property in Zeewolde that is suitable and intended for permanent occupation. All coowners apply together. Owner-occupiers, owners and landlords can apply; tenants cannot. Applicants must be aged 18–75 when applying.
- Floor, ground and roof insulation must have a material thermal resistance (Rd) of at least 2.00 m²K/W: ask the supplier for the material’s Rd specification. The municipality checks that the measures demonstrably reduce energy demand or CO₂, generate renewable energy or use materials/water sustainably, and that the costs reasonably match the result.
- SVn assesses your ability to meet the extra monthly payments alongside your existing expenses, considering income, household, housing and work circumstances, and checks the BKR credit register. Municipal allocation reserves funding but does not guarantee lending. Each joint borrower is liable for the whole debt.
How to apply

- Municipal budget must be sufficient; applications handled in arrival order.
Apply first to the Municipality of Zeewolde through its loan page’s DigiD form. Include your proposed measures, quotations or other financial breakdown, and work schedule. Applications are handled in arrival order, only while the municipal budget is sufficient. If asked to complete missing information, do so within four weeks; the municipality decides within eight weeks of receipt or completion, and delay does not imply approval.
After receiving a municipal allocation letter, apply for the named Zeewolde loan at SVn and upload the documents requested in MijnSVn. Following approval, you start paying monthly interest and principal. The loan goes into a building account: submit invoices, the municipality checks them, and SVn pays the contractor. If you already paid an invoice, supply proof of payment for reimbursement after approval. Pay any invoice shortfall yourself; you cannot add your own money to the account. Bank charges for special payments are passed on to you.
The account normally lasts 12 months, with one requested extension of up to 12 months. It closes when all money is drawn or the work is complete, and no later than 24 months; SVn may also close it after six months without transactions. Unused money then repays your loan. Any contractual interest credit on the account balance offsets periodic payments for up to 12 months.
You still owe the loan if the contractor fails to deliver. Late payments incur statutory interest and may incur administration or collection costs. The full debt can become immediately due after at least two months of arrears followed by failure to comply with a default notice; other triggers include leaving or intending to leave your permanent Netherlands residence, bankruptcy or statutory personal debt restructuring, knowingly material false application information, and death where SVn has grounded reason to expect non-payment. Tell SVn in writing about contact changes immediately and send documents relevant to the loan.
