Toekomstbestendig Wonen loan

Gemeente BeuningenNederland2,5–35k EUR

Borrow €2,500–€35,000 for energy improvements to your own home in Beuningen, with at least one energy-saving or energy-generation measure.

Denne finansieringsmuligheten er foreløpig beskrevet på engelsk.

This entry covers the personal loan for owner-occupiers. You can finance roof, wall, cavity-wall, floor or ground insulation, or efficient glazing, frame panels and insulated doors. These must meet the insulation or heat-transfer requirements used for the Dutch ISDE subsidy.

Other energy measures include infrared heating panels, a low-temperature central heating system designed for a supply temperature of at most 55°C, a micro combined heat-and-power boiler, a heat pump, balancing your heating system, solar panels and combined solar electricity/heat panels (PVT). A home battery must be connected to solar panels. A charging point qualifies only where you can park and charge on private land.

Heat recovery from ventilation air must achieve at least 90% efficiency; shower-water heat recovery must achieve at least 50%. Demand-controlled ventilation, a solar water heater and an instantaneous water heater are also listed. A tailored energy assessment must be supplied by an adviser whose company holds BRL 9500-02 certification. Monitoring must show your home's electricity consumption or generation.

The personal loan is €2,500–€35,000. The €35,000 ceiling also applies to multiple applications together for your home. The maximum term is 10 years for loans up to €15,000 and 15 years from €15,001. The current municipal ordinance sets interest at 2.1%; the municipality can change rates and conditions, so check your allocation and SVn offer. Once agreed, the interest rate stays fixed for the loan term. Monthly payments cover interest and gradually repay the amount borrowed.

SVn puts the money in a construction account and pays approved invoices to the firms doing the work. If you have already paid an invoice, provide proof for reimbursement after approval. You pay any invoice amount above the remaining account balance yourself and cannot deposit your own money into the account. It normally runs for 12 months, with one requested extension of up to 12 months. It closes when fully used or the renovation is finished, and at latest after 24 months; SVn may also close it after six months without transactions. Any money left when it closes reduces your loan balance. Interest credited on the account for at most 12 months is offset against your periodic payment; banking charges for payments can be passed on to you.

There is no loan setup fee; any financial adviser costs are yours. You can repay early without a penalty, with at least €250 per extra repayment. SVn adjusts your monthly payment after partial repayment; if it would fall below €35, SVn may shorten the term instead. You must keep repaying even if your contractor fails to deliver. Late payment can bring statutory interest, administration and collection costs.

SVn can require the whole debt immediately if you remain in arrears after notice following at least two months of missed payments, leave or are expected soon to leave your permanent home in the Netherlands, become bankrupt or enter statutory debt restructuring, or knowingly give materially false information, including not using the loan for the agreed work. After a borrower's death this also applies if SVn has good reason to expect the obligations will not be met.

Eligibility

  • You must be a private individual who owns an existing home in Beuningen and lives there as your main residence. The ordinance defines the home as a ground-level dwelling directly accessible from the street with at least one floor at ground level; apartments belonging to an owners' association (VvE) are excluded from this route.
  • Joint owners apply together. At least one applicant must be younger than 76 when applying to SVn. Each joint borrower is responsible for the entire debt.
  • Include at least one energy-saving or energy-generation measure. The municipality assesses whether the actual costs are reasonable for the result. Costs must be at least €2,500, and the work must not already have started or been completed when you apply.
  • SVn checks your income, household, housing and employment circumstances and whether you can afford the extra monthly payments alongside existing expenses. Housing equity does not determine this assessment. A BKR credit-register check applies. Municipal allocation reserves budget but does not guarantee SVn approval.

How to apply

Status
Løpende søknader
Vilkår for søknadsrunden
  • Owner-occupier applications are accepted through DigiD while the municipal budget remains sufficient. Apply before starting work.[^c2][^c6][^c13]

Apply to Gemeente Beuningen through its DigiD application link before starting the work. Get quotes showing the work, itemised costs and proposed materials, with relevant certificates, quantities, insulation values and drawings. Prepare a work schedule. For DIY work, include only material costs in the quote. Check whether a building/environment permit is needed, including for a listed historic home.

The municipality processes applications in arrival order and decides within eight weeks after receiving a complete application. Loans are available only while the municipal budget is sufficient.

If Beuningen issues an allocation letter, apply to SVn within eight weeks. After SVn receives your application, you have three months to complete it. If it remains incomplete and no loan has been concluded, the allocation expires and SVn ends the application. SVn performs its own financial assessment and, if positive, makes a loan offer.
