Green mortgage
An extra 0.10 percentage point mortgage interest discount for households whose home meets the energy-class or building-certification criteria.
Deze mogelijkheid is momenteel in het Engels beschikbaar.
Swedbank reduces your individually agreed mortgage rate by a further 10 basis points, equivalent to 0.10 percentage points. The discount covers all mortgages attached to the qualifying home and starts when the bank registers it. Your home remains security for the loan.
For mortgages with a three-month interest period, the green discount lasts until your existing rate discount expires. For fixed-rate mortgages of 1–10 years, it lasts until that fixed period ends. Reapply when the relevant discount or fixed period expires. If an energy declaration expires during a fixed period, the green discount continues for that period; renewal depends on the criteria then in force.
Eligibility
You can apply with an existing Swedbank mortgage, a new mortgage or a mortgage transferred to Swedbank. Your home must qualify through one of these routes:
- An energy declaration issued before 1 October 2026 must show class A or B. A declaration issued after 1 October 2026, or issued before that date and updated afterwards, must show class A. A class A0 declaration issued before 1 October 2026 is accepted as class A. For class A0 declarations issued after that date, or older declarations updated afterwards, the energy-performance figure must correspond to class A.
- A Svanen-labelled home, a Passivhus certified by the Passive House Institute, or Miljöbyggnad certification at Silver or Gold level qualifies both before and after 1 October 2026.
An energy declaration issued before 1 January 2014 cannot qualify through the energy-class route because it uses the older classification. An energy expert can provide the newer classification. For a tenant-owned apartment (bostadsrätt), contact your housing association to check the building’s energy class. For Svanen proof, check the house purchase documents or ask the association’s board for a licence certificate.
A holiday home can also qualify if it meets the criteria; submit an application for the mortgages attached to that home.
For the new-purchase route through a mortgage promise (lånelöfte), you must receive income in Swedish kronor, be buying a home in Sweden and have no payment-default entries on your credit record. You need a down payment of at least 10% of the home’s value. Swedbank checks your ability to repay through Upplysningscentralen (UC), a credit-information service. Your application information must remain correct and unchanged until disbursement, and the bank must approve the home as security.

If you already have a Swedbank mortgage, complete the green-mortgage request form in the internet bank. Reply to the bank’s subsequent message and attach valid proof that your home qualifies. One borrower can submit the application.
If you are buying a home, start by applying for a mortgage promise (lånelöfte): the bank’s preliminary answer on how much you can borrow. It is valid for six months and can be renewed. Find a qualifying home, then apply for the mortgage before signing the purchase contract so the bank can assess the home and approve the loan. After taking possession and receiving the mortgage with your individual rate, submit the green-mortgage form in the internet bank and reply to the bank’s message with valid proof.
To transfer a mortgage from another bank, apply for a Swedbank mortgage, call 0771-22 11 22 or visit a branch. If Swedbank approves the loan, wait until the mortgage has transferred and you have received your individual rate, then apply for the green discount through the internet-bank form. Reply to the bank’s message with valid proof that the home qualifies.
