Green mortgage
A lower fixed mortgage rate for new and existing home borrowers whose home has, or will achieve, a qualifying A or B energy rating.
Ta możliwość jest obecnie dostępna po angielsku.
Use this home loan to buy or build a qualifying home, switch from another lender, or structurally renovate your home to reach the required energy rating. Choose a three- or five-year fixed interest period. You repay the loan with interest, and the mortgage is secured against residential property.
PTSB publishes separate rates by fixed period, customer type, loan amount and loan-to-value ratio (the loan as a share of the property value). Check its current rate table for the applicable borrowing rate. The general mortgage minimum is €40,000; extra borrowing on an existing mortgage (further advances) has a €25,000 minimum.
If an existing customer borrows extra money to achieve an A or B rating, green pricing applies only to the new top-up amount, not automatically to the existing mortgage. Switching an existing variable-rate mortgage to a green fixed rate has no switching charge; switching before a fixed period ends may incur a breakage fee.
After the initial fixed period, the mortgage moves to the prevailing variable rate unless you select another available fixed rate. Any green option at renewal requires an in-date A or B certificate; the available rate options may change.
Eligibility
- New and existing home-loan customers can qualify, including buyers, people building their own home and borrowers switching lenders. The home must have, or be planned to achieve, a Building Energy Rating (BER) of A or B. BER measures the home’s energy performance; provide a certificate or, for a self-build or structural renovation, an engineer’s certificate confirming the proposed rating after completion.
- Choose a three- or five-year fixed period with at least that much time remaining on the mortgage.
- Certificates normally last ten years; provisional certificates for newly constructed homes last two years. From 24 May 2026, new certificates use the simplified A0, A, B, C, D, E, F, G scale. Earlier certificates remain valid; PTSB states its qualifying criterion as A or B.
- Structural renovation means removing or replacing all or substantially all of the existing building apart from its foundation, external and interior supporting walls, floors, roof and staircases, leaving it habitable after completion. Such applications need building plans, costings and a completed certificate of inspection.
- Mortgages for rental properties (buy-to-let), holiday homes or commercial property are excluded. Customers whose mortgage debt exceeds their home’s value (negative equity) are also excluded.
- Non-structural work does not qualify where the BER cannot be certified. Ordinary equity-release top-ups—extra borrowing secured against your home—start on a variable rate when the bank releases the loan money (drawdown). An existing variable-rate top-up can move to a green rate after that point if the family home has an A or B rating and you submit a BER certificate and a signed options letter selecting the rate.
- Applicants must be at least 18. PTSB assesses suitability and affordability and requires security, life insurance and home insurance.
- First- and second-time buyers can borrow up to 90% of the purchase price. Switching from another lender while also borrowing extra money against your home (releasing equity) has an 85% maximum loan-to-value ratio. Borrowing typically does not exceed four times gross income for first-time buyers or 3.5 times for second-time buyers.

Start a new mortgage application through PTSB’s Online Mortgage Portal. A mortgage consultant will contact you to discuss the application and next steps. You can also book a branch appointment. Existing mortgage customers should contact the mortgage team on 0818 50 24 24 to discuss switching rates.
Provide the required energy certificate; for self-builds or structural renovations, PTSB accepts an engineer’s certificate showing the proposed BER after the work. Structural-renovation applications also need plans and costings. An in-date BER certificate can be downloaded free from SEAI; obtaining a new certificate when one is missing or expired has a cost.
For a variable-rate top-up being converted after the bank has released the loan money, send PTSB the A or B BER certificate together with a signed options letter selecting the rate.
