Green mortgage
A mortgage with a lower interest rate for individuals buying or owning a home with energy class A or B.
Ta możliwość jest obecnie dostępna po angielsku.
Use the ordinary green mortgage to buy an energy-efficient home or for a qualifying home you already own. The bank lends you money secured against the home, which you repay with interest over up to 30 years.
The advertised nominal interest rate starts at 5.49%; this is the interest before fees. In the bank’s example, a NOK 2 million loan over 25 years has an effective rate of 5.70%, including fees and other costs: monthly payments are NOK 12,330, borrowing costs are NOK 1,701,132 and total repayment is NOK 3,701,132. These are example figures for the ordinary green mortgage.
The establishment fee starts at NOK 3,000. Installment fees are NOK 60 without a payment notice, NOK 70 with a notice or NOK 100 with a bank giro.
Eligibility
- The home must have energy class A or B. For a purchase, give the bank the energy certificate; the class is also shown in the property prospectus and advertisement.
- If you upgrade an existing home to A or B, send the new energy certificate after the energy-saving work is complete. The bank updates the loan and rate after receiving the required documentation.
- For a purchase, the bank normally lends up to 90% of the purchase price, so you need at least 10% of your own funds plus purchase costs. Having someone guarantee your loan may make borrowing above 90% of the purchase price possible. The ordinary green-mortgage price-list rate applies to loans within 90% of the valuation of your own home.
- The bank assesses how much you can borrow. Its published general rules limit borrowing to five times your income and require you to afford a rate increase of three percentage points, or an interest rate of at least 7%.
