Solar property-tax reduction
Reduce IBI property tax for a qualifying solar installation at your habitual home in León, with relief capped at €200 per tax year.
Esta oportunidade está atualmente disponível em inglês.
The municipality reduces Impuesto sobre Bienes Inmuebles (IBI), the property tax, when an eligible home has solar equipment producing heat or electricity. The reduction is 25% of the gross IBI charge (cuota íntegra), meaning the tax charge before tax reductions. Each year’s relief is capped at €200, and the combined relief over the benefit period cannot exceed 20% of the final installation cost including VAT.
The benefit period is the three tax years following the year installation finishes. You can claim after the system starts operating, but relief starts only in the year after your request and cannot apply retrospectively. A later request does not restart the three-year installation clock. For example, a system finished in 2026 has a 2027–2029 benefit period; a request made in 2027 can only affect 2028–2029.
Eligibility
- The home must be in León municipality and classified as residential in the cadastral property register. It must be your habitual dwelling: the ordinance presumes this where you, the IBI taxpayer, have been registered there in the municipal population register for at least one year before applying. You can receive the reduction for only one dwelling, even if you have several.
- The claim must be made by the person legally liable for the home’s IBI—the taxpayer (sujeto pasivo)—as holder of the taxable right over the property. Simply living in the home does not make you the IBI taxpayer.
- Separate cadastral units such as garages and storage rooms are excluded. The building must be correctly entered in the cadastral register, or you must show that you have filed the corresponding declaration of cadastral alteration.
- Solar thermal systems need at least 4 m² of useful collection area or aperture area per 100 m² of built floor area. Solar electricity systems need at least 2.5 kW per 100 m² of built floor area. Hybrid panels need at least 3.2 m² per 100 m² of built floor area.
- The systems must have approval (homologación) from the competent administration. Installations required by applicable law are excluded, including installations that exceed the legally required power.
- In a building divided into individually owned units under horizontal-property rules, apply collectively. Include the participating habitual-home owners and the collective self-consumption allocation agreement, signed by every associated consumer. Its allocation coefficients—the shares assigned to each consumer—remain those submitted with the request throughout the benefit period; later changes are not recognised.
- At application, all your tax and non-tax payment obligations to Ayuntamiento de León must be up to date.

- Apply after the system starts operating, before 1 January of the effect year and before the three tax years following installation completion end. Relief starts only in the year after the request; late filing does not restart the clock.
After the installation is operating, request the solar IBI reduction from Ayuntamiento de León through its online “Solicitud o Comunicación General” procedure. Use the linked start page to identify yourself; requests requiring a signature need a digital certificate and AutoFirma installed.
Apply before 1 January of the year in which relief should first apply, and before the original three-tax-year entitlement ends. A request filed during 2026 can take effect from 2027, provided that year remains within the installation-based benefit period.
Attach the works licence or equivalent municipal authorisation; the installation certificate duly endorsed by the authorised Castilla y León body and the assembly certificate where applicable; the final works certificate for new construction; and an itemised invoice or installation-cost certificate consistent with the project or technical memorandum. Include the collective-owner list and signed allocation agreement where relevant.
