Eco mortgage interest discount

Raiffeisen SwitzerlandElveția

Mortgage interest reduction for homeowners building to energy standards, renovating older homes, replacing fossil heating or installing solar energy in Switzerland.

Această oportunitate este disponibilă momentan în limba engleză.

The Eco-Vergünstigung reduces the interest you pay on a home mortgage when your property meets one of the eligible energy conditions. This entry covers the fixed-rate mortgage option: the bank lends money for your home and you pay interest at an agreed rate throughout the agreed term. Repayments of principal reduce what you owe; paying interest covers the cost of borrowing.

Your local Raiffeisenbank prepares an individual offer and supplies the current price and discount conditions. The mortgage amount and term can be chosen independently of the discount. Discounts cannot be combined with other offers carrying an interest concession.

A fixed-rate mortgage cannot be cancelled early or switched to another mortgage model during its term. When it ends, you must arrange further home financing at the interest rates then available. If you transfer to another bank early, Raiffeisen can require repayment of the interest reduction already granted.

Eligibility

Your home must meet at least one of these conditions:

  • You build or renovate to the MINERGIE standard, a quality label for new and modernised buildings.
  • You hold a valid GEAK cantonal building-energy certificate: class A/B for a new building, or at least class C/D for a building constructed before 1998 in connection with a current renovation investment. GEAK shows the energy used for heating, hot water, lighting and other electrical uses under standardised conditions.
  • You replace fossil-fuel heating with a renewable system, such as a heat pump, district or solar heat, or wood heating.
  • You install photovoltaic panels to generate electricity or a solar thermal system to produce heat.

For the MINERGIE or GEAK route, present the certificate for the financed property to your Raiffeisenbank. It must have been issued by a certified expert and be no more than five years old.

You must also meet the bank’s home-financing requirements. For a home purchase, bring at least 20% of the purchase price as your own capital; bank financing covers at most 80%. At least 10% of the purchase price must be available as cash or account funds, excluding money from the second pillar, such as an occupational pension fund.

Total housing costs must not exceed one third of gross income. The bank uses long-term average interest rates for this assessment and includes second-mortgage repayments and property costs. The second mortgage must be repaid within 15 years or by retirement.
