Residential building retrofit loan
A loan of up to €150,000 per dwelling for a whole-building energy retrofit or the purchase of a newly retrofitted German home, with part of the debt written off.

Finance a complete retrofit that brings an existing home to one of KfW's listed Efficiency House standards, or buy a home whose qualifying retrofit costs are shown separately in the purchase contract. Planning and construction support by an energy-efficiency expert can also receive additional financing.
The main loan is up to €150,000 per dwelling. After successful completion, a repayment subsidy reduces the debt: the rate depends on the achieved standard and can rise with qualifying sustainability, worst-performing-building or serial-retrofit conditions, up to the programme's stated 40% saving.
Eligibility
Individuals, condominium owners' associations, companies, public-law bodies, nonprofits and other listed legal entities can use the loan for residential property in Germany. The building application or notification must be at least five years old when you apply.
The work must reach a listed Efficiency House level. This compares the renovated building's energy efficiency with a reference building; a lower level number means higher efficiency. An approved energy-efficiency expert must confirm the planned standard. Existing-debt refinancing, extra finance for a project already begun or completed, and photovoltaic systems intended for grid export are excluded.

Appoint an approved energy-efficiency expert to plan the retrofit and prepare the confirmation for application (BzA), which records the planned standard for the loan request. Take it to a bank, building society, insurer or other KfW financing partner, which submits the application for you. Apply before construction starts or the first purchase-price payment. If signing a works contract earlier, use KfW's conditional-contract or documented-consultation route; the documented-consultation option is not available when buying a newly retrofitted home.
