Eco-renovation mortgage
A fixed-rate mortgage discount for owners renovating or extending a home, rental property or business building to meet recognised energy standards.
Beskrivningen av den här finansieringen finns för närvarande på engelska.
BCF lends money for energy-saving renovation or an extension. Examples include solar panels, a heat pump and insulation, as individual measures or a whole-building renovation. The financing is a mortgage to repay, with interest, rather than a grant.
The discount is 0.5 percentage points off the fixed interest rate for a term of 5–10 years. It applies to up to CHF 250,000 of the mortgage for residential buildings, or CHF 500,000 for rental, commercial, craft or industrial buildings. The corresponding maximum interest savings are CHF 12,500 and CHF 25,000. These limits describe the discounted portion and saving; BCF agrees the financing and actual rate with you. The rate remains fixed during the chosen term.
The discount starts when a construction credit is converted into the mortgage or when the mortgage is granted. You may spread the works over several years. You cannot terminate the mortgage during its fixed-rate period, and this offer cannot be combined with another offer that also gives preferential interest-rate terms.
For your own main residence, BCF also allows indirect repayment through its Epargne 3 pension savings account. You pay into that account to build savings instead of immediately reducing the mortgage balance; the balance reduces when savings are used to repay it. The account covers self-employed people, pension-fund members and salaried people without pension-fund membership. Using the savings to repay a mortgage on your own home is an allowed withdrawal purpose, subject to the legal withdrawal conditions.
Eligibility
The offer covers renovation or extension of residential, rental, commercial, craft and industrial buildings. Bare land is excluded.
Your project must qualify through one of these alternatives:
- A Minergie, Minergie-P or Minergie-A certificate. Minergie and Minergie-P use criteria including strong insulation, airtightness, avoidance of thermal bridges and controlled ventilation.
- An SNBS label, which BCF describes as aimed at large-scale projects.
- A CECB cantonal building energy certificate issued by a certified expert. It grades the building’s energy quality like an energy label. Buildings under five years old need overall class A; buildings over five years old need overall class A, B or C.
- A subsidy awarded under the Programme Bâtiments.
You must give BCF proof of obtaining the label no later than three months after the credit is paid out.
