Home Renovation Savings: rebates for upgrades with an energy assessment

You must be an Ontario resident and own the Ontario home; owners apply for rented homes. Detached and semi-detached houses, row houses, townhouses and mobile homes on permanent foundations can qualify after at least six months of occupancy. Apartments, duplexes, triplexes and fully or partly stacked townhouses are excluded. A secondary suite in a home originally built as a single-family dwelling can qualify if the whole home is assessed and has central heating; separate two-zone air-leakage tests make it ineligible.

For the gas route, use a furnace or boiler fueled by Enbridge-supplied natural gas as primary heating at the initial assessment, final assessment, or both, with an active Enbridge account. Otherwise, primary heating must be electricity, oil, propane or wood and the home must be connected to Ontario’s electricity grid at both assessments. Cornwall Electric customers are excluded from that grid route, but can qualify when converting to or from Enbridge gas. A hybrid system containing an electric heat pump counts as electrically heated. Switching from electric heating to oil, propane or wood between assessments disqualifies the home.

The main rebates and conditions are:

• Windows, doors and skylights: CAD 100 per structural opening, not per pane or window within it. Replace at least three window openings or one door, skylight or sliding-door opening with ENERGY STAR certified products replacing non-certified ones. Install a complete unit and frame; glass-, sash- or door-only replacements do not qualify. Keep labels until the final assessment.
• Attic insulation: up to CAD 1,500 when increasing R-12 or less to R-50; CAD 1,200 from above R-12 through R-25 to R-50; CAD 900 from above R-25 through R-35 to R-50. R-values measure resistance to heat flow. Cathedral/flat roofs qualify for up to CAD 780 when increasing R-12 or less to R-20, or above R-12 through R-25 to R-28. Insulate at least half the whole roof area, including inaccessible areas in the calculation; payment is proportional to area and capped at CAD 1,500 across roof types. Add insulation in the same location as existing insulation.
• Exterior walls: up to CAD 1,200 for added R-7.5–R-12, CAD 2,100 for above R-12–R-20, or CAD 3,600 for above R-20. At least 20% of exterior wall area must be insulated; payment is proportional to area. Semi-detached/end-row homes receive 75% of the maximum and middle-row homes 50%; shared walls do not qualify.
• Exposed floors: CAD 300 for adding at least R-20 to the entire exposed floor area, such as floors above an unheated garage or exposed to outdoors, totalling at least 11 m²; crawlspaces have separate rules.
• Foundations: basement walls offer up to CAD 900 for added R-10–R-22 or CAD 1,500 above R-22, with at least 20% coverage and proportional payment. Add a qualifying slab and foundation-header upgrade for a combined maximum of CAD 2,300: slab insulation needs at least 50% coverage and added R-3.5 (CAD 500); headers—the band above foundation walls—need 80% coverage and added R-20 (CAD 300), alongside basement or crawlspace wall insulation. Basement/crawlspace walls share a CAD 1,500 ceiling. Crawlspace walls and ceilings have their own thresholds and combined limits in the linked requirements. Semi-detached/end-row and middle-row reductions also apply to foundation rebates.
• Air sealing: CAD 200 for meeting the advisor’s air-leakage target or CAD 250 for at least 10% better. Air sealing counts only if the target is achieved, so relying on it as one of just two upgrades can affect eligibility.
• Heat pump water heater: CAD 500 for an ENERGY STAR certified model on Natural Resources Canada’s (NRCan) eligible-product list. Gas-heated homes replace a gas water heater; oil-, propane-, wood- or electrically heated homes replace an oil, propane or electric water heater. Installation requires a licensed, trained professional.

Use professional contractors for insulation, windows/doors and water heaters; air sealing can be done yourself if the measured target is met. No rebate is available for the same upgrade already funded, or expected to be funded, by another Enbridge, IESO Save on Energy or Ontario government programme. Separate no-assessment offers have their own rules and do not replace this route’s two qualifying upgrades. Repeat participation requires new assessments and new eligible measures, stays within the cumulative CAD 5,000/CAD 10,000 ceiling and does not earn another assessment rebate.

• Ontario homes only. Final assessment within 180 days of the initial assessment and no later than 31 December 2026; it must be booked and entered in the tracking system by 30 November 2026.

Use the official eligibility form to obtain approved service organizations, then book the initial EnerGuide assessment before any renovation work. The advisor must be registered with Natural Resources Canada and work for an approved organization. The initial assessment must be on or after 28 January 2025. Sign the participant terms and complete at least two recommended qualifying upgrades.

Arrange the final assessment with the same service organization; the offer page directs you to use the same advisor. Complete it within 180 days of the first assessment or by 31 December 2026, whichever is earlier. It must be scheduled and entered in the administrators’ tracking system by 30 November 2026. Give the advisor or service organization invoices for the assessments and upgrades and your property-tax bill, and retain copies. The advisor submits the required documents.

Rebates depend on the terms and amounts in effect at the final assessment and available programme funding. After that assessment and submission of all required documents, the published expected payment time is 30 days by Interac e-Transfer or 60 days by mailed cheque.
