Green mortgage for A/B-rated homes

Soknedal SparebankNorge

A mortgage for people who own or are buying a home with energy rating A or B.

Beskrivningen av den här finansieringen finns för närvarande på engelska.

Soknedal Sparebank lends money for an energy-efficient home. You repay the borrowed amount with interest and fees; this is a mortgage, not a grant. The green mortgage can cover up to 75% of the home’s market value.

The published nominal rate is 5.19%, but the bank says nominal rates are indicative and asks you to contact it for an offer. The establishment fee is 3% of the loan, capped at NOK 5,000, and the instalment fee is NOK 60. Its representative example is NOK 2 million over 25 years with 5.37% effective interest, NOK 1,592,684 in costs and NOK 3,592,684 repaid in total.

The bank explains two repayment plans: with a serial loan, you repay an equal amount of the borrowed sum each month, while interest falls as the debt decreases. With an annuity loan, the payment combines interest and repayment of the borrowed sum; as the debt decreases, more of the payment goes towards repayment.

Eligibility

  • You must own or be buying a home with energy rating A or B. The rating is shown in the sales prospectus, or you can find it by logging in at energimerking.no. It classifies the home’s energy performance; the bank explains that A-rated homes include passive houses, while heating, insulation, windows, building type, age and floor area affect the rating.
  • The bank assesses your ability to repay, including your income, other debt and family situation. The green mortgage’s own financing limit is 75% of the home’s market value.
