Windows and doors grant
Grants help individual homeowners and landlords replace inefficient windows or external doors in an existing home. Apply for windows, doors or both; insulation requirements must be met before payment.

This Better Energy Homes grant contributes to replacing inefficient single- or double-glazed windows and external doors to reduce heat loss. The windows grant is €4,000 for a detached house, €3,000 for a semi-detached or end-of-terrace house, €1,800 for a mid-terrace house, or €1,500 for an apartment. External doors receive €800 each, for up to two doors. You can apply for either measure or both; payment cannot exceed the actual cost of the work.
You do not have to replace every window, but the windows grant is paid only once per property and the home must still meet the post-work energy-performance requirement. Any needed attic or wall insulation can be installed before or alongside the windows and doors; all requirements must be met before payment.
If you manage the upgrade yourself, you claim after completing the work and paying the contractor or entering into a financing agreement with them. An SEAI-registered One Stop Shop can instead manage the upgrade and deduct the grant upfront from your bill. A post-work Building Energy Rating (BER), the home’s energy rating, is required; the standard BER grant is €50 on your first grant application.
Eligibility
The application instructions here are for individual owners, including individual landlords. You must own a fixed, permanent home in the Republic of Ireland built and occupied on or before 31 December 2010. Existing extensions built before 1 January 2011 can qualify; new extensions and new builds do not. The measure must not already have been supported by SEAI or another government scheme.
For windows, replace inefficient single or double glazing; for doors, replace inefficient external doors. Both new windows and doors must have a U-value of 1.4 W/m²K or lower. The U-value measures heat loss through the product: a lower value means better insulation. Your contractor and you confirm compliance on the Declaration of Works.
The home must have sufficient attic and wall insulation. The leaflet gives three ways to demonstrate this: previous SEAI grants for both roof and wall insulation; both the attic and walls rated “Good” or “Very Good” in the post-work BER Advisory Report; or a Heat Loss Indicator (HLI) of 2.3 W/(K·m²) or lower. HLI measures how quickly heat escapes from the home. If your existing BER report does not establish compliance, a BER assessor can assess it and identify needed insulation work.
The home must have adequate ventilation. Rooms with an open-flued appliance, which draws combustion air from the room, need a permanent vent. Windows with a risk of someone falling through and a drop of more than 1.4 metres from the bottom of the opening to the ground must have suitable opening restrictors. Windows and doors must also meet emergency-escape requirements.
Use a contractor registered with SEAI for the relevant work, active on the register when you apply and during installation. Have a written contract before work starts and obtain required permissions. Registered Better Energy Homes contractors working on their own homes can claim materials only, not their labour.
Company-owned properties use a separate organizational application route. SEAI must approve the required authorization and declaration forms before the grant application. Follow SEAI’s organizational application guidance for the forms and requirements that apply to your organization.

- Check the insulation requirements and choose a registered windows or doors contractor. Individual owners can apply through the official grant page or by post using the application form. You need the property’s 11-digit Meter Point Reference Number (MPRN) from its electricity bill, construction year, dwelling type and contractor details. A One Stop Shop registered to participate in Better Energy Homes can apply for you. If two people apply together on the form, both sign its declaration.
- Normally, obtain grant approval before ordering or purchasing products or starting work. Direct applicants need SEAI approval; One Stop Shop applicants need their One Stop Shop’s approval, with SEAI retaining the right to approve or reject the grant. A specific transitional provision allows homeowners who ordered or commenced a window or door upgrade since the government announcement of 27 January 2026 to apply if they meet the scheme requirements and use registered contractors. This does not waive the other grant conditions.
- For a direct application, accept within 30 days of receiving the offer, using “Accept” online or returning the signed postal form. For a One Stop Shop application, return its signed acceptance by its prescribed deadline. Missing the applicable deadline means the offer lapses and you must reapply.
- Complete the work, obtain a post-work BER from a registered assessor and submit the signed documents within eight months from the grant offer’s issue date. Submit the Declaration of Works signed by you, the contractor and BER assessor, plus the Request for Payment form, to info@betterenergyhomes.ie or the postal address in the guide. A Revenue Tax Clearance Certificate is required if grant payments exceed €10,000 in one calendar year.
If you or your contractor cannot complete the work within eight months, submit the documents after completion with a cover letter explaining the delay for SEAI to consider. Payment is not guaranteed. SEAI pays after approving the documents. Allow inspections and remedial work; inspection access is normally required within 14 days of the request unless the inspector accepts exceptional circumstances. Payment may be deferred if annual funding is exhausted, and breaches can lead to repayment.
