Zero-interest eco-loan (Éco-PTZ)
Owners can borrow without interest to improve the energy efficiency of a home used as a main residence, with no income ceiling.

Éco-PTZ is a loan, not a grant: a participating lender supplies the money, you repay it, and the State pays the interest. It can fund eligible insulation, heating and hot-water improvements, including renewable-energy systems, or a whole-home energy renovation.
The maximum you can borrow depends on the work:
- €7,000 for glazing improvements alone, or €15,000 for one other eligible category of work.
- €25,000 for two categories, or €30,000 for three or more.
- €50,000 for a qualifying whole-home renovation.
- €10,000 to replace an independent wastewater-treatment system with one that uses no energy.
Repayments are monthly, over at most 15 years for individual improvements or sanitation, and at most 20 years for whole-home renovation.
Eligibility
You can apply as an owner living in the home, letting it out or making it available free of charge as a main residence. Qualifying civil companies (sociétés civiles) can also apply if they are not subject to corporation tax and have at least one individual as a partner. There is no income ceiling, but the lender must accept your existing debt and ability to repay.
- The home must be in metropolitan France or Guadeloupe, French Guiana, Martinique, Mayotte or Réunion. It must be more than two years old when work starts and used as a main residence. This normally means occupation for at least eight months a year, except for work obligations, health reasons or force majeure. If letting it out, it must be rented within six months of completion.
- Energy-renovation work must meet the scheme’s technical criteria and be done by a contractor with RGE certification covering the particular work. RGE is the qualification used here to identify approved energy-renovation contractors. For the separate sanitation option, the replacement system must use no energy and meet its technical rules; RGE certification is optional.
- For whole-home renovation in metropolitan France, the work must meet the MaPrimeRénov’ Rénovation d’ampleur works criteria. Before starting, a qualified professional must carry out an energy audit showing an improvement of at least two classes on the home’s energy-performance rating (DPE). That professional cannot subcontract the audit.
- Whole-renovation loan offers issued from 1 September 2026 for an individual house must also include lower-carbon heating and hot-water equipment: a non-hybrid heat pump, a heat-network connection, or a biomass or solar system. This additional requirement does not apply to households renovating the private parts of an apartment.
- Overseas departments have different works criteria. Their whole-renovation package must include solar protection for the roof, exterior walls and windows, external windows and doors with limited air leakage, and a domestic hot-water system meeting the applicable specifications.
Until the loan is repaid, the home cannot become a second home, seasonal rental or business premises. Breaching these rules, or selling the home, requires repayment of the outstanding principal.

Choose the work and obtain detailed quotes. For energy renovation, the RGE contractor confirms that the proposed work qualifies. Use the Service Public instructions to select the borrower (Emprunteur) and contractor (Entreprise) forms for your type of work and for metropolitan France or an overseas department.
Submit the forms, work description and quotes to a lender that has signed an Éco-PTZ agreement with the State; the official instructions link to the participating-lender list. The lender decides whether to lend after assessing your ability to repay. Payment can be made at once against the quotes or in stages against invoices.
If you apply for Éco-PTZ alongside a loan to buy the home, you may provide the work description and detailed quotes later, but no later than the loan is paid out.
If you are also receiving MaPrimeRénov’, give the lender your award notification from Anah, the national housing agency. It establishes the work’s eligibility for the simplified route, but the loan cannot exceed the remaining costs shown on that notification and credit approval is still required.
Complete the work and send proof to the lender within three years of the loan being granted. Regulated extensions are possible in specified exceptional circumstances.
