Energy renovation property loan

SGFrankreich1600 EUR und mehr

Borrow at a fixed rate for insulation, solar panels and other energy-saving work in a main home, second home or rental property, subject to SG’s account and lending requirements.

Diese Finanzierungsmöglichkeit ist derzeit auf Englisch beschrieben.

Borrow for energy-saving improvements such as insulation, a heat pump or solar panels in your main home, second home or a property you rent out. The loan covers buying and installing qualifying equipment, including connected elements essential for it to work.

These terms describe the property-loan version of Prêt Développement Durable: the renovation loan accompanies financing a property purchase or is secured by a mortgage. A renovation loan without either of these conditions falls under consumer-credit rules instead.

SG lends from €1,600, up to 100% of the operation’s cost, with no stated loan-amount ceiling. You repay the borrowed capital and interest monthly over 3–25 years. Your interest rate is fixed at subscription and remains unchanged. SG sets the offered rate according to the financing and your situation.

The arrangement fee is 1% of the amount borrowed, with a €500 minimum, charged after SG receives your accepted offer. You also pay insurance, any required security costs and applicable account maintenance fees. Mortgage release costs can arise if the property is sold before the loan is repaid and are excluded from the quoted total credit cost.

Under the conditions in your offer, you may adjust monthly payments or postpone repayment of capital for 3–12 months. During this postponement, you still pay interest and insurance, and the loan is extended by the same period. Initial repayment deferrals can last up to 36 months for capital only, or up to 24 months for capital and interest. With the latter, you still pay insurance and unpaid interest is added to the outstanding capital when due for a whole year; it costs more than delaying capital repayment alone.

You can repay the entire loan early at any time. A partial early repayment must normally be at least 10% of the original loan amount, except when clearing the balance. Notify SG of the amount; you can reduce the monthly payment or the number of remaining payments. The early repayment charge is six months’ interest on the capital repaid, capped at 3% of the outstanding capital before repayment. No charge applies when early repayment is motivated by selling the financed property following a change in your or your spouse’s work location, your or your spouse’s death, or forced cessation of professional activity by either of you.

Eligibility

You must be an adult individual with a Société Générale current account, and SG must accept your credit application.

The work must save energy and protect the environment, in individual or collective residential buildings used as a main home, second home or rental property. Eligible categories include insulation of roofs, floors, windows and walls; listed heating and ventilation equipment; and renewable-energy equipment.

SG may require a mortgage or a guarantee from Crédit Logement, or a civil-service mutual organization for civil servants or state employees. The guarantee organization must accept the application. A guarantee protects the lender and does not remove your repayment obligation; a mortgage can expose the property to seizure if you fail to repay.

Borrower insurance covering 100% of the loan across one or more insured borrowers is required throughout the loan. For a main or second home, required cover includes death, total and irreversible loss of autonomy, permanent disability and temporary total incapacity for work. For rental property, death and total and irreversible loss of autonomy cover is required. You may choose an external insurer before signing or subsequently, provided the bank accepts an equivalent level of cover.

Failure to repay can trigger the security, a three percentage point increase in the borrowing rate until normal payments resume, credit-incident registration when unpaid amounts reach at least the sum of the last two instalments, or a demand for immediate repayment of the remaining debt. Ultimately the property may be seized.
