Raiffeisen Bank RomaniaΡουμανία

A mortgage for individuals buying a home with an eligible energy-performance certificate or RoGBC Green Homes certification.

Αυτή η ευκαιρία είναι προς το παρόν διαθέσιμη στα Αγγλικά.

Raiffeisen Bank Romania lends in lei, with a loan size equivalent to EUR 5,000–300,000 and a term of 3–30 years. You repay the borrowed money, interest and fees in monthly instalments.

The product offers interest fixed for the first three or five years, followed by a variable rate. Changes in IRCC, the quarterly Romanian reference interest index, can increase your interest and monthly payment after the fixed period.

The bank assesses your down payment. The published minimum of 15% of the property value applies only to homes in localities with a positive property-market index. The loan needs a first-ranking mortgage on the purchased home or another property owned by you or a third party, plus property insurance assigned to the bank.

Life insurance is optional for the loan. Displayed pricing includes a discount tied to life insurance arranged through the bank with UNIQA. Premium pricing also requires a Premium package and either at least EUR 2,000 equivalent in monthly income credited to Raiffeisen during the last three months, or at least EUR 40,000 in financial assets managed by the Raiffeisen Group. Your individual offer determines the price. You also pay notarial and property-security registration, amendment and removal costs; these are excluded from the published annual percentage rate (APR).

For full or partial early repayment, submit a repayment request at a Raiffeisen branch and put the intended payment, including any fee required by your contract, in the current account. Depositing money alone does not replace the request. In certain cases the bank allows repayment through Smart Mobile or its call centre.

Eligibility

  • Buy a home certified under RoGBC Green Homes, or with an energy-performance certificate of class A or better, or class B issued after 15 February 2023. The certificate documents the home’s energy-performance classification and forms part of the property documents.
  • Be at least 21. At the final loan repayment date, the maximum age is 63 for women and 65 for men. These age rules also apply to co-borrowers whose income is used.
  • Each loan participant must earn at least the national minimum net income and have at least three months in their current job.
  • An indefinite employment contract is accepted. A fixed-term contract must cover the loan period, or have at least two successive renewals if it does not cover that period.
  • You must not have loans enforced against you or a history of large, repeated repayment delays. Meeting all minimum criteria does not guarantee that the bank approves the loan.
  • Income co-borrowers must meet the same conditions and take on the same repayment obligations.

Complete the online contact request on the official product page for a call from Raiffeisen Bank Romania, or visit your preferred branch with your identity document for an assessment of the amount you could borrow.

The bank lists identity documents for you and any co-borrower, consent to check income through ANAF (Romania’s tax authority), the preliminary sale agreement and property-ownership documents, valuation documents and the eligible energy certificate. It may request additional income evidence. The initial assessment is indicative and does not constitute a firm lending offer.
