Green mortgage
Lower mortgage interest for households buying or living in a house or apartment with energy class A or B.
Cette fiche est actuellement disponible en anglais.
Bluestep Bank reduces your individually assessed mortgage interest rate by 0.50 percentage points for energy class A or 0.25 percentage points for class B. The discount can apply to new and existing mortgages.
This is a mortgage secured on your home. You repay the loan, and ordinary mortgage costs still apply. Bluestep requires you to repay at least 1% of the loan each year even when you borrow less than half the home’s value. If the mortgage exceeds 70% of the home’s value, the minimum annual repayment is 2%.
Eligibility
- The house or apartment must have energy class A or B. Check its energy declaration through Boverket; if it is missing or lacks an energy class, a certified energy expert can issue a new declaration.
- For a mortgage to buy a home, you must be at least 18 and have income assessed for tax in Sweden. You buy as a private individual; the home must be worth at least SEK 400,000 and cannot be sublet or used commercially.
- A purchase mortgage can cover at most 90% of the home’s value (75% for a holiday home), so a down payment is required. Any debts with Kronofogden, Sweden’s Enforcement Authority, must be settled before a new loan is paid out.
- Bluestep assesses your finances and the property. Mortgages are unavailable in some Swedish municipalities where too few homes are sold.
How to apply
- Statut
- Candidatures au fil de l’eau
If you are buying, first apply to Bluestep Bank for a mortgage promise: a preliminary assessment of how much you can borrow, rather than final loan approval.
As a new customer, apply through Bluestep’s normal mortgage application. Tell the mortgage specialist who contacts you the home’s energy class so they can assess the green discount.
For existing customers with an energy-class A or B declaration registered at Boverket, Bluestep applies the discount automatically.
