Toekomstbestendig Wonen loan
A consumer loan for owners of existing homes in Nijmegen to finance professionally installed insulation or solar panels, subject to municipal approval and SVn’s credit assessment.
Questa opportunità è attualmente disponibile in inglese.
The consumer loan can finance insulation or solar panels for ordinary existing homes. You can borrow €2,500–€35,000, with no closing costs; any financial adviser’s fees are yours to pay. Receiving a subsidy does not reduce the available loan.
SVn currently lists 2.6% interest, fixed for the whole loan. The rate applicable when SVn receives your application determines the offer. Loans up to €15,000 run for 10 years; from €15,001 the term is 15 years. Annuity instalments cover interest and repay the borrowed money, clearing the balance by the end of the term. Check the payment schedule in your SVn loan documents.
Extra repayments are free, with a minimum of €250 each time. SVn adjusts the regular payment after a partial extra repayment and may shorten the term if the resulting payment falls below €35. You still owe repayment if the contractor fails to deliver; co-borrowers are each liable for the entire debt. Late payment can incur statutory interest and administration or collection costs.
Eligibility
- You must own an existing home in Nijmegen and be under 75 for the municipal consumer-loan route. The energy-only route described here covers homes with energy label C–G, or homes built before 1993 if there is no label. Monument-specific measures and combined accessibility projects are outside the route described here.
- At least one eligible Group 1 energy measure is mandatory. For floor/ground, façade, roof and attic insulation, the minimum thermal resistance (Rd) is 3.5 m²·K/W; existing cavity-wall insulation requires at least 1.1 m²·K/W. These values describe how well the material resists heat loss. Only insulation and its installation costs qualify, not finishing work such as roof replacement.
- Solar panels or photovoltaic film and their inverter qualify excluding VAT.
- A professional company must do the work: you cannot do it yourself or use your own company. SVn must assess whether your income and personal circumstances can support the extra repayments alongside existing expenses; home equity does not determine this personal-loan assessment.
How to apply

- Available while municipal budget remains. Apply before starting work; municipal approval is followed by SVn’s credit assessment.
Apply online to Nijmegen with a recent contractor quote and, if required, the environmental/building permit. The quote needs your name and address, the contractor’s registration number, costs split into materials and labour, quantities in square metres, and workmanship/material guarantees. For insulation it must state the ISDE measure code or the material, thickness and Rd value. Use the municipality’s quote requirements to check the correct ISDE measure code.
Applications are handled in arrival order while budget remains. Nijmegen sends its assessment within eight weeks. Municipal approval gives you a letter to apply to SVn; it does not guarantee credit. SVn assesses you and issues the individual amount and interest offer. Sign and return the SVn agreement before any work starts.
The money is held in a construction account, not paid to you as unrestricted cash. Submit invoices using SVn’s declaration forms: it pays the contractors directly, or reimburses an invoice you advanced after checking proof of payment. You pay any invoice amount exceeding the remaining loan balance; you cannot add your own money to that account. Banking costs for foreign or urgent transfers may be charged.
The construction account normally lasts 12 months from the loan’s start; you can request one extension of at most 12 months. It closes when all funds are drawn or the work is complete, and no later than 24 months. SVn may also close it after six months without transactions. Unused money reduces your loan balance. For up to 12 months the account earns the credit interest specified in your documents, offset against your regular payment.
