Eco mortgage

Bank BSUSveits100–750k CHF

An individual mortgage interest discount and up to CHF 1,000 towards energy certification for an efficient home you occupy as your main residence.

Denne finansieringsmuligheten er foreløpig beskrevet på engelsk.

Bank BSU’s Hypothek eco finances a new or existing energy-efficient home, including when you renew an existing mortgage. You can borrow CHF 100,000–750,000. The bank agrees your interest reduction individually and reimburses up to CHF 1,000 of GEAK or Minergie certification costs.

The mortgage is money you borrow to finance your home. You pay interest on the borrowing and repay the mortgage debt; payments towards the debt are separate from interest charges.

Taking out or increasing the mortgage costs CHF 250; redeeming or closing it costs CHF 400. Credit assessment charges are agreed individually. A financing confirmation for a third party is free if BSU finances the home, otherwise CHF 250. An irrevocable payment promise without BSU financing costs CHF 250. A change of ownership or assumption of the debt costs CHF 250. The first reminder for unpaid mortgage interest or repayments costs CHF 50 and the second CHF 100. If an insurance policy is pledged, reminders for its unpaid premiums cost CHF 50 each.

Eligibility

  • You must be a private individual financing a home you occupy as your main residence.
  • For an existing building, provide a GEAK building energy certificate showing class A or B, or a valid Minergie certificate. For a new building, provide a Minergie certificate or confirmation of GEAK class A or B. These are the documents BSU uses to check that the home meets its energy-efficiency condition.
  • BSU must be your principal bank, with at least one salary account held there.
  • The bank assesses your credit application individually. The eco offer cannot be combined with other promotional products.

Use the bank’s mortgage checklist for your application documents: identity, proof of own funds, your latest tax return, salary or pension information and a debt-register statement no older than six months. Property documents include a land-register extract no older than twelve months or a purchase contract or draft, plans and current building insurance. Self-employed applicants need the additional financial records listed in the checklist. From age 50, or when withdrawing second- or third-pillar pension funds early, additional pension documents are required. New construction, conversion and major renovations require additional project, cost, insurance and permit documents; the checklist also identifies extra documents for condominium and leasehold properties where relevant.
