Green housing loan
A fixed-rate mortgage for individuals buying or building a new energy-efficient home, or improving a home in Hungary, with a conditional one percentage-point green interest discount.
Deze mogelijkheid is momenteel in het Engels beschikbaar.
Borrow up to HUF 130 million over 6–30 years, subject to the property valuation, your income and existing repayments. OTP Jelzálogbank provides the mortgage, secured on the property being financed. The interest rate is fixed for the term, with a one percentage-point green discount from the start that depends on meeting the energy requirements.
The standard loan repays principal and interest in monthly level instalments. The Zöld Évnyerő option charges interest only in the first year; you start repaying the borrowed principal afterwards, so the payment rises from month 13. Repayment comes from an OTP Bank personal account. The bank normally offers an account with no monthly account fee when it is used solely to hold mortgage-repayment funds, and free collection of the mortgage payment; another account package can have its own charges. The first payment is normally due 31 days after the first payout; if that date is the 29th–31st it moves to the next month's first day, and non-working due dates move to the next working day.
The bank pays the money in one sum or instalments: to the account in the sale contract for a purchase, or the account you designate for other purposes. Before payout, the loan and mortgage contracts, notarised borrower/security-provider declarations, mortgage registration at least as a pending entry, insurance and contractual payout conditions must be in place. The money can be drawn for at most two years. Property insurance must cover at least the loan and one year's associated amounts for the loan term, include elemental damage cover and name the lender as mortgage beneficiary. Valuation, property records, notary and mortgage-registration costs can apply; application-stage charges do not depend on approval. The once-only interest-reduction service has a fee payable when signing.
If the green purpose is not completed, the green discount is withdrawn from the first payment date after the drawdown period expires; your instalment can rise significantly. Missed payments can bring late-interest and monitoring charges, credit-register reporting, termination and sale of the mortgaged property. On termination the whole remaining debt becomes immediately payable.
Give written notice to repay early. A fee applies when the early repayment exceeds three monthly instalments. For purchase/construction and partial renovation repayment, the fee is 1% of the prepaid amount, capped at HUF 30,000 per occasion, or 1.5% if the green purpose is not met. For full renovation repayment it is 1.5%, reduced to 1% capped at HUF 30,000 once the green purpose is met. The fee is waived for refinancing with an OTP Bank/OTP Jelzálogbank housing loan, state support credited to the loan account, or early repayment instead of extra collateral at the bank's request to restore the required loan-to-value ratio.
Eligibility
- You must be an individual classified as domestic (devizabelföldi) under Hungary's foreign-exchange rules and own, or be acquiring, the home. For adults, this means holding, or being entitled to hold, a valid personal identity card issued by the Hungarian authorities; the status is proved with that card. Show regular income from the same workplace for the preceding three months of at least HUF 214,000 net monthly. All borrowers need a telephone contact. Consent to the KHR credit-register check is required; borrowers and co-borrowers cannot have negative KHR information or be subject to, or have initiated, personal-bankruptcy proceedings. If the borrower turns 75 during the term, extra security is required, such as life insurance for the amount and term or a co-borrower who stays under 75 until maturity.
- The home must be in Hungary. For a new home with a permit issued before 1 November 2023, calculated primary-energy demand must be no more than 80 kWh/m²/year. For a permit issued on or after that date, the home must have energy class A+ or better and demand no more than 68 kWh/m²/year under the applicable ÉKM methodology. The permit date means when it becomes final, or the ÉTDR notification date for work under simple notification. An authenticated energy certificate (HET) proves the class and calculated demand. Before an occupancy authorisation exists, an energy specialist/designer declaration can support an application. If accepted on that declaration, submit the final certificate and the occupancy/completion document within 80 days after the relevant authorisation becomes final or authority certificate is issued.
- For renovation, the home must initially be worse than BB under the older TNM calculation or worse than A under the ÉKM calculation, and after renovation reach A or better with primary-energy demand no more than 76 kWh/m²/year. Alternatively, irrespective of energy class, renovation must reduce primary-energy demand by at least 30% against the valid certificate at application. Old- and new-system certificates can be compared. Submit the final HET proving the result by the last day of the drawdown period.
- The financed home must be included as mortgage security, with legal title in order, free of litigation, existing charges and other claims, and no obstacle to registering the mortgage and restrictions on disposal or further charges. The bank values the security and applies income and loan-to-value limits; extra property security may be needed. Third-party occupancy is only allowed indefinitely with a notice period of at most 60 days, or for a non-renewable fixed term of at most 60 days.
- Homes relying on a shared drilled well and sewage tank cannot be financed. A separate sealed sewage tank can be acceptable. With an individual drilled well, a detached house can be both loan purpose and collateral; a building with at most two homes can serve both outside risky drinking-water protection areas, but only as the loan purpose in risky areas. Buildings with more than two homes cannot be financed on that basis. Individual wells require extra water-authority documents.

- Start mortgage processing by requesting an OTP callback or booking a branch appointment.
Request a callback from the official product page or book an OTP Bank branch appointment through its mortgage booking page. The callback adviser conducts a preliminary credit assessment and books a branch appointment. This route is open to new applicants to begin mortgage processing. Provide proof of the loan purpose and the required energy certificate or permitted preliminary declaration; the bank then assesses your application and security and gives a personalised offer.
