HYPO NOEAustriapână la 50 K EUR

A mortgage loan for private customers improving home insulation, installing solar panels or replacing fossil heating, with borrowing up to €50,000.

Această oportunitate este disponibilă momentan în limba engleză.

You can finance new windows and exterior doors, façade or roof insulation, solar thermal systems and photovoltaic panels. You can also replace fossil heating with a heat pump, pellet heating or woodchip heating. The maximum loan is €50,000, with a term agreed individually up to 35 years. The product offers fee savings.

HYPO NOE lends you money that you must repay with interest. You can agree a fixed rate, a variable rate or an initial fixed period followed by a variable rate. Fixed interest stays unchanged during the fixed period. Variable interest follows the reference indicator and bank margin agreed in your contract, with changes at the contractual intervals; any agreed floor or ceiling limits those changes. The bank decides your individual terms.

With combined instalments, you pay interest and gradually reduce the outstanding loan. With capital instalments, you reduce the loan balance and pay variable interest separately. If you agree an interest-only loan repayable at maturity, interest payments do not reduce the principal: the full loan remains due at the end. A loan with no payments until maturity is possible only exceptionally, especially for a short term, depending on creditworthiness and security. If your contract keeps instalments unchanged after interest changes, the term does not extend and any remaining balance is due at maturity.

You can make extra repayments at any time. Unless agreed in your contract, extra repayments totalling more than €10,000 within 12 months count as early repayment.

For early repayment of a mortgage-secured loan, the bank's disclosure specifies six months' notice; where a fixed-rate period is agreed, the notice period runs for that period. If you do not observe the notice period, compensation is limited to the interest otherwise payable, capped at 0.5% of the amount repaid when less than a year remains, or 1% otherwise. Notify the bank of your intended repayment: it must promptly provide information about its financial consequences. Your particular agreements and special conditions take precedence over the general terms.

You pay the cost of valuing the mortgaged property, including repeat valuations. Notary costs and, where applicable, insurance premiums and charges for pledging insurance may also arise. The bank may require an account, insurance or another financial product as security or to build funds for repayment. Equivalent insurance from another provider must be accepted. Money accumulated in those products is distinct from loan repayments; an interest-only loan still leaves the principal due at maturity.

After signing, the bank can refuse to pay out undrawn funds if a deterioration in your finances or security endangers repayment or interest payments even if the security is used to recover the debt, or it reasonably suspects unlawful or contract-breaking use of the money. It must promptly notify a consumer in a lasting written form, with reasons unless disclosure would endanger public security or order.

Eligibility

This product is for private customers and cannot fund commercial purposes, such as work forming part of a business. HYPO NOE checks that your use of the money meets its green-loan framework and product requirements; environmentally harmful transactions are excluded.

  • You must supply invoices. Technical proof or an energy certificate is required if available.
  • The loan must be secured by a mortgage. The bank normally requires Austrian collateral; an exception is possible only individually and by separate agreement.
  • You must pass the bank's creditworthiness assessment and provide complete, accurate information and supporting documents. The bank may request additional security if later circumstances endanger your obligations, allowing at least two months and requiring security proportionate to the increased risk.

Missed payments can lead to default interest, reminder and justified recovery costs, immediate repayment of the outstanding debt after the required warning, and forced sale of the property. The bank can also terminate for important grounds that endanger your ability to meet obligations. Examples include a deterioration in your finances or those of another person jointly responsible for the debt, a material change in the security when you do not offer replacement security covering the increased risk, or false material information that would have led the bank to refuse the contract. Serious breaches of the contract can also lead to termination. The outstanding debt then becomes immediately due.
