Bonus Vert provides 0% mortgage interest for the first twelve months. This entry covers renovation financed through a fixed-rate mortgage lasting at least five years. The bank lends money for the renovation and the borrowed amount remains repayable; the interest benefit does not cancel the loan.
The fixed mortgage starts at CHF 20,000 and covers at most 80% of the property value, with 20% own funds required. Its general term is two to ten years, but Bonus Vert requires at least five. Quarterly payments comprise interest and repayment, with amortization generally 1.25%. Direct repayment reduces the debt with each payment. With indirect repayment, you pay into a third-pillar retirement account and the mortgage debt remains throughout the contract.
Opening or increasing credit normally costs 0.2% of the capital or limit, with a CHF 350 minimum; opening a mortgage on an individual home instead costs 0.1%, minimum CHF 350 and maximum CHF 1,000. A complexity supplement is possible. Administrative changes cost CHF 250 for simple interventions and CHF 400 for complex interventions, including ordinary or early repayment. Mortgage-title custody is free when the titles secure only a mortgage loan.
Eligibility
The offer covers houses, apartments and apartment buildings.
The total renovation amount must be at least CHF 20,000. At least 25% of that total must fund energy-saving work eligible for subsidies. Eligible work includes insulation, complete renovation, replacing fossil-fuel heating with an air/water, ground/air or water/water heat pump, photovoltaic panels, solar thermal collectors and window replacement. Discuss the works during the mortgage interview.
